BANYAN SPRINGS PROPERTY OWNERS’ ASSOCIATION

BOARD OF DIRECTORS WORKSHOP MEETING

THURSDAY, NOVEMBER 19, 2009 --- 10:00 A.M. --- BANYAN ROOM

        Barry Prince called the meeting to order at 10:00 A.M.

        Present:           Barry Prince, President

Reading of the Minutes – Feige Brody, Secretary Pro Tem

        Mel Teitzman made a motion to accept the Minutes of the November 12, 2009 Workshop Meeting as read. Seconded by Paul Whitney and passed unanimously.

Treasurer’s Report – Joel Brusso

        Copy attached.

        Joel Brusso stated that the report had not changed overnight, and he would be happy to repeat the information.

        Feige Brody made a motion to accept the Treasurer’s Report. Seconded by Harry Sassower and passed unanimously.

Management/President’s Update – Rick Leach read the Management Update. Copy attached.

·        A question was asked if the cleaning of the sidewalks would damage the grass. Rick Leach answered that the chemical and pressure cleaning will be done by the vendor because they have the proper hoses to do the job effectively. The staff does not have the hoses to do the job properly. The longer hoses will wash the chemicals and the grass will not be damaged.

New Business

·        Harry Sassower suggested a committee be formed to consider long term work that can be considered for future budgets. For example, he spoke about the poor condition of the shower and bathroom near the pool. They are in deplorable condition and should be repaired or redone in the future. Barry Prince clarified that it was the outdoor shower area and it had been looked into. The wood had rotted inside and everything would have to be replaced. Redoing the shower area would be very costly. Barry Prince said it would be too costly but he would look into it for the future. It does need looking into.

Architectural Request

·        Rick Leach said there was one, but it had to be returned for another signature, so it would not be taken up now.

Audience Participation

·        Doris Perlmutter, resident, asked for a clarification of when the gardener comes regarding tree trimming. Rick Leach replied that tree trimming is done in March or April, but if there is some emergency that needs attention, write a work order and it will be looked at. It is on file now.

·        Barbara Flaxman, resident, asked if there was a delinquent amount owed and if so what is done about the problem. Joel Brusso explained that it does not affect the budget. There is a $10,000.00 reserve for bad debt. We cannot foreclose as the bank comes first. However, we are not in bad shape. The State has guaranteed a one year payment once the bank takes over.

·        Susan Rund, resident, asked if the for rent sign in the window is allowed. Joel Brusso replied that there is a section that permits 12 inch signs in some documents. The POA does not allow, but the Condo documents overrule the POA. However, no sign should be over 12 inches and the sign you are referring to is larger and should not be allowed.

·        Cindy Clay, resident, is speaking for the Tennis Pro. Could the people who are watching the pool area also look at the tennis courts to see that proper sneakers are worn and report other problems. Harry Sassower suggested that Ellen Solmonsohn, the Tennis Chairman should be consulted about the problem.

·        Jeanne Balsom, resident, asked for an explanation of the $40,000.00 that is budgeted for a floor change in the café and lobby. Barry Prince replied that it is just a suggestion and it has to be included in the budget if anything is to be done. There have been complaints that the Mexican tile is dangerous as it causes problems with walking, or the chairs get stuck and the grout is uneven. A presentation will be made eventually and the Decorating Committee will present it to the Board. There will be time for discussion, but nothing can be done if it is not in the budget.

·        Sis Robinson, Chairman of the Election Committee, reported that any Board Member whose time has expired may give in their resume if they plan to run for their seat.

·        At this time, Barry Prince suggested that we go into the Center to hear the presentation of the Decorating Committee for the panels to be purchased for the walls of the Center. All proceeded to the Center where the presentation was made. Doris Perlmutter thanked the Committee for all their time and work.

        Feige Brody made a motion to adjourn at 11:00 A.M. Seconded by Paul Whitney and passed unanimously.
