OF DIRECTORS WORKSHOP MEETING THURSDAY,
NOVEMBER 12, 2009 --- 10:00 A.M. --- BANYAN ROOM
Barry Prince called the meeting to order at 10:00 A.M.

Larry Granet made a motion to accept the Minutes of the October 29, 2009
Workshop Meeting as corrected. Seconded by Feige Brody and passed unanimously. Treasurer’s
Report

Paul Whitney made a motion to accept the Treasurer’s Report. Seconded
by Feige Brody and passed unanimously.
Howard Weinberg, President of Condo #9, asked what our average monthly
expenses are and was answered by Joel Brusso that it is about $160,000.00 a
month. Management
& President’s Update – Rick Leach gave the report. Copy attached. Old
Business ·
Larry
Granet reported the problem with the air conditioning in the Billiard Room. It
was explained by Barry Prince that when the old APR was changed to the card
rooms and the billiard room, the two air conditioners were not working
adequately for the divided area, with the card rooms getting too cold and the
billiard room not enough. Management is looking into repairing or replacing the
units. Joel Brusso suggested a split unit as it should be less expensive and
then could evenly distribute the air. ·
Esther
Feldman complained that the landscaping company was leaving the leaves that are
blown onto her property and it looks disgraceful. Barry Prince suggested that
she put in a work order. New
Business ·
A
copy of the contract from Trugreen Co. has been submitted. It is for 12 months
at the same price with the same conditions as the last contract. A motion to
approve the contract was made by Robert Dow. Larry Granet questioned whether
there was a supervisor or foreman to check that the work has been done properly.
Barry Prince said that John Snyder, Asst. Manger, oversees the landscaping. This
company is better than our old landscaping company and costs $20,000.00 less,
but some things do fall through the cracks, and they do fall behind. Audrey
Arian asked if the hedge trimming is supposed to be done monthly. Barry Prince
explained that because of summer rains the Trugreen Co. did fall behind so Rick
Leach and David Lefton and all the supervisors of the company met to complain
about the work schedule not being followed. Larry Granet suggested that a copy
of the contract be given to all the condo presidents so they could check the
work being done. Seconded by Paul Whitney and passed unanimously. ·
Douglas
Weaving was recognized from the floor and questioned when the Board of Directors
gets copies of the contracts before it is submitted to a vote. Barry Prince
answered that he, Rick Leach and David Lefton went over the contract and since
it was exactly the same, without any increase, Board members were given copies
of the contract on the day of the meeting, especially since there was no need
for negotiation. Doug Weaving suggested that any time a contract is submitted,
the whole Board should be given copies before the votes are taken at the
meeting. ·
The
Budget of 2010 and dates for discussion was presented. The purpose today is to
hear from the Board before mailing it to the residents. Feige Brody asked for an
explanation of the changes from $30,000.00 to $20,000.00 in the total reserves
for the 2010 Budget. Feige Brody asked if there would be a discussion of the
$40,000.00 flooring in the Clubhouse for an upgrading of the facility. She was
assured that residents would be able to give their opinions. Larry Granet
praised Barry Prince and the Budget Committee for bringing the Budget in with
only a $3.00 increase in our maintenance. ·
Larry
Granet made a motion to accept the Budget of 2010 being mailed to all residents.
Seconded by Feige Brody and passed unanimously. Architectural

A
suggestion was made to put another ramp near the café. In the discussion that
followed there were questions about the need for another ramp since there is one
near the pool and shower. Also, remember this is not an assisted living facility
though we do want to help those who are disabled. However, management will look
into the cost factors. Audience

Bain questioned the signs in the windows and was told the For Sale sign will be
removed. The other is not a sign, but the name of the company doing the work and
as soon as the permits are received, they will be removed also. ·
Audrey
Arian spoke about COBWRA. The Palm Beach County Sheriff’s office is offering
Operation Medicine Cabinet. All expired or unwanted drugs should not be flushed
down the toilet. The Sheriff’s Department will be collecting these drugs on
November 14th at the Boynton Beach Mall. ·

questions was raised about the amount of people using the
