BANYAN SPRINGS PROPERTY OWNERS’ ASSOCIATION

BOARD OF DIRECTORS WORKSHOP MEETING

THURSDAY, OCTOBER 30, 2008 --- 10:00 A.M. --- BANYAN ROOM

        Barry Prince called the meeting to order at 10:00 A.M.  

        Present:          Barry Prince, President

                                Robert Dow, Vice President

         Absent:            Paul Whitney, Director

 Reading of the Minutes – Mimi Plonsky

         Larry Granet made a motion to accept the Minutes of the September 18, 2008 Workshop Meeting as corrected. Seconded by Robert Dow and passed unanimously.

 Treasurer’s Report – Joel Brusso

        Copy attached.

         Mimi Plonsky made a motion to accept the Treasurer’s Report. Seconded by Larry Granet and passed unanimously.

Management/President’s Update – Rick Leach gave the Management Report. Copy attached.

·        Barry Prince informed us that the white fly infestation to the Ficus Benjamina bushes has attacked some of our plants, and that we must take immediate action to have them eliminated. He stated that we have approximately 15,000 linear feet of Ficus Benjamina bushes on our grounds. Action had to be taken at once after discovery of the presence of the white fly infestation, which was ordered to be started next Monday.

 ·        Barry Prince announced that Shuffleboard is now open for players. he asked that residents follow the Rules and Regulations regarding its use.

 Old Business

·        Arthur Beer read the report on the Beauty Salon renovations, copy attached, stating that he cannot continue as its Chairperson. The reason being that he will be away most of the time in the off season, when renovations will be accomplished. Barry Prince thanked Arthur Beer and his Committee for all of their time spent on this project, and that much was learned from their efforts.  He said that he will endeavor to assign a new committee, and that there is a line item in the proposed Budget for the renovations.

 

·        There was discussion from the Board members, as well as the audience. Barbara Flaxman asked if there are separate shut-off valves for the Beauty Salon. Rick Leach said that, presently, there was not isolated shut-offs in that location, but that some plumbing will be attended to.

New Business

·        Barry Prince said that it had come to his attention to have 3 year terms for the Board of Directors, rather than 2 year terms. He informed us that we will need a 2/3 vote from the community at large for that change if the Board of Directors approved of it.

·        Larry Granet informed us that this plan had been adopted in many outside communities and was beneficial, and recommended that we have a committee study the plan and also any other beneficial changes that need to be addressed in the present documents.

·        Arthur Beer suggested that we table the plan, as there would not be time enough to consider changes to the documents prior to the elections, which will be in January.

·        Rick Leach informed us that Al Hoffer Pest Control, were going to annihilate the white flies at a cost of $5,275.00.

        Robert Dow made a motion to accept the bid from Al Hoffer Pest Control for $5,275.00 to rid us of the White Fly infestation. Seconded by Larry Granet; after discussion, the motion was called, and the vote from the Board was unanimously in favor.

·        Audrey Arian suggested that voters check off the candidates of the upcoming election on forms that are available at the office, and then take those checked off names with them to the polls to expedite their time to filling in the ballots.

        Larry Granet made a motion to adjourn at 11:30 A.M. Seconded by Robert Dow and passed unanimously.
