OF DIRECTORS WORKSHOP MEETING THURSDAY,
OCTOBER 29, 2009 --- 10:00 A.M. --- BANYAN ROOM
Barry Prince called the meeting to order at 10:00 A.M.

Feige Brody made a motion to accept the Minutes of the September 10, 2009
Workshop Meeting as corrected. Seconded by Paul Whitney and passed unanimously.
Robert Dow made a motion to accept the Minutes of the October 1, 2009
Workshop Meeting as corrected. Seconded by Paul Whitney and passed unanimously. Treasurer’s
Report

Robert Dow made a motion to accept the Treasurer’s Report. Seconded by

Update

Robert
Dow stated that there were issues with the two street lights on ·
Feige
Brody asked which sidewalks are going to be cleaned. Barry Prince said that all
sidewalks that are stained or discolored will be cleaned, and we are currently
accepting bids for that project. There are also seven areas that are trip
hazards and a contract to begin those repairs was signed today to begin work as
soon as possible. ·
Barry
Prince mentioned that the decorating committee has been working with a
professional decorator to enhance two wall panels in the Center. The Art Club
originally stated they would contribute $10,000.00 to this project, but recently
said they would only be able to contribute $8,000.00. The estimate from the
decorator to complete this task was around $15,000.00. Therefore, this project
is on temporary hold and may be put in as a line item in next years budget to
cover the additional cost, and could be completed in January of 2010. ·
A
resident who lives in Condo #1 asked about black topping the sidewalks to avoid
having to clean them so often. Barry Prince said the cost to replace all our
sidewalks with blacktop was prohibitive. New

Rick
Leach presented two painting bids for the painting of the Portecochere, one from
Paint It Rite for $2,600.00 and one from Arrango’s Development for $2,250.00.
Robert Dow made a motion to award the painting of the Portecochere to
Arrango’s Development not to exceed $2,500.00. Seconded by Mel Teitzman and
passed unanimously. ·
After
much discussion concerning the audit, Joel Brusso introduced a motion for a
Corporate Resolution to hire Lamn, Krielow, Dytrych & Co., Certified Public
Accountants & Consultants to do the Financial Statement and Tax Returns for
the year 2009. Seconded by Robert Dow and passed unanimously. Architectural

Audrey
Arian, resident Condo #3, said it was the last day to sign up for swine flu
shots. They are currently unavailable, but as soon as they are here we will post
the dates that they will be administered. ·
Audrey
Arian also asked how many foreclosures do we have. Joel Brusso answered between
six and seven. He also explained legislative action recently passed and how it
affects homeowner associations. ·
Annette
Pomerantz, resident Condo #4, spoke about possible plans to remove the Mexican
tile and expressed that she didn’t think there was any reason to change the
floors, Barry Prince responded to her comments stating that this has not yet
been decided, but that upgrades or improvements to the facilities are important
to maintain the Clubhouse. ·
Phyllis
Weaving, resident Patio Villas, asked whether decorating should be done before
or after the flooring is changed, Barry Prince explained that the two projects
are separate from each other. ·
Feige
Brody mentioned a prior suggestion for tables to put around the pool to put bags
and other items on. She thanked the Board for ordering them.
Paul Whitney made a motion to adjourn at 10:45 A.M. Seconded by Robert
Dow and passed unanimously.
