BOARD OF DIRECTORS WORKSHOP MEETING

THURSDAY, OCTOBER 1, 2009 --- 10:00 A.M. --- BANYAN ROOM

Barry Prince called the meeting to order at 10:00 A.M.

        Present:           Barry Prince, President

                                Robert Dow, Vice President

                                Joel Brusso, Treasurer

                                Feige Brody, Director

                                Mel Teitzman, Director

                                Rick Leach represented Management

                                Miriam Plonsky arrived late.

        Absent:            Larry Granet, Director

                                Alfred Kadin, Director

                                Paul Whitney, Director

Barry Prince announced that due to the circumstances surrounding our community, he would like to have a motion made to dispense with the reading of the Minutes of the last Workshop Meeting of September 10, 2009 , and also dispense with Treasurer’s Report of the same date; the reports to be heard at the next Workshop Meeting.

Robert Dow made the aforementioned motion. Seconded by Joel Brusso and passed unanimously.

Barry Prince then called upon Robert Dow to give a report. He stated that at the last Workshop Meeting he presented a proposal to have aluminum gate installed around the trash bins that face the approaching driveway to the Clubhouse, which are unsightly. Because the Board felt that the motion made to have fencing installed should be tabled until we receive additional information. The motion was not carried.

Robert Dow, today, stated that he originally was in favor of granting the proposal to the company, Bulldog Fence of Florida, as versus S.P.M., Inc. whose bid was for more money than the other fence company. However, after carefully examining the proposals, he realized that the higher price from S.P.M., Inc. was worth it, as the specifications were more suitable for our needs. He went into great detail explaining and comparing the two proposals. Copies of both proposals are attached.

Robert Dow stated that the proposal from S.P.M., Inc. was for $6,700.00. The proposal from The Building Fence of Florida was for $4,275.00.

Robert Dow then recommended to the Board that we accept the proposal from S.P.M., Inc. as presented.

Robert Dow made a motion to accept the proposal from S.P.M., Inc. to install a gate around the trash bins aforementioned at a cost not to exceed the price of $6,700.00; completion of installation to be within 30 days.

Feige Brody, Director, asked two questions regarding the proposal, which were answered satisfactorily.

The motion was seconded by Mel Teitzman and passed unanimously.

Joel Brusso made a motion to adjourn at 10:20 A.M. Seconded by Miriam Plonsky and passed unanimously.

                                                                Respectfully submitted,

                                                                Miriam Plonsky

                                                                Secretary
