BANYAN SPRINGS PROPERTY OWNERS

Reading of the Minutes – Robert Dow read the Minutes of the July 12, 2007 Workshop Meeting. Paul Whitney made a motion to accept the Minutes as read. The motion was seconded by Audrey Arian and passed unanimously.

Treasurer’s Report – Joel Brusso (Copy attached)

Management/President’s Update – Copy of Rick Leach’s management report attached.

· Barry Prince stated that many people are probably unaware of how many projects are underway i.e. Tennis Court Windscreens, Lighting for courts 2 and 3, Pool deck resurfacing, Wood deck replacement, WI-FI system, Proximity card access system and the installation of natural gas to replace propane.

· Barry Prince reported that we will start working on the 2008 budget in August and that hopefully there will be no increase over the 2007 budget.

· Barry Prince read a letter from Janet Odum regarding her desire to upgrade the beauty salon (copy attached). Barry went on to say that some of the enhancements would be up to the POA as they are part of the building and the equipment would be up to her.

Old Business

· Flu Shots – Audrey Arian reported that the flu shots will be offered again this year. It will be on Monday October 15^th and there will be four other communities participating with us at Banyan Springs. There will be a signup sheet on the bulletin board starting on Monday. Ellen Solmonsohn will be coordinating the registration for the shots.

New Business

· Pool Umbrellas – Barry Prince mentioned that we had considered the possibility of placing some umbrellas on the pool deck to provide additional shade. After some discussion it was decided to price out four additional umbrellas and bring it up at the next meeting.

Architectural Requests

· 10028 Shadywood Pl. request to add hurricane Screen – Approved

Suggestion Box

· Eleanor Zurier suggested that we change the fan timers to allow increased running time for the outside café area. Barry Prince reported that this has already been done and they now will run for an hour.

Audrey Arian made a motion to adjourn at 9:40 AM. The motion was seconded by Al Kadin and passed unanimously.
