Harry Sassower made a motion to accept the Minutes of the Treasurer’s
Report
– Joel Brusso
Copy attached. Larry Granet made a motion to accept the Treasurer’s Report. Seconded by Mel Teitzman and passed unanimously. ·
Barry
Prince made a motion to appoint John Fowler as Sergeant at Arms. Seconded by
Robert Dow and passed unanimously. Management/President’s
Update
– Rick Leach read the Management Report – Copy attached. ·
Rick
Leach announced that a Temporary Injunction hearing filed and held in Palm Beach
County District Court on ·
Rick
Leach also announced that a traffic signal will be installed at the intersection
of Military Trail and our rear entrance. A date has not been set yet.
Discussion following Rick Leach’s report: ·
James
O’Connell, resident of Condo #1, asked if, because we are a noteworthy
customer of Comcast, will be getting some extras over and above what they
offered to us. Barry Prince replied in the affirmative, stating that we will be
getting additional channels, boxes, etc. ·
Terry
Whitlock, resident of Terrace Homes #2, basically challenged the court’s
upholding of Statute #720 pertaining to Banyan Springs, and feels that he will
challenge it again in court. Barry Prince replied if we have to go to court
again, we will go. ·
Shirley
Pomerantz, resident of Condo #4, wanted to know how much the Board can spend
without authorization. Rick Leach replied by saying that the Board can spend up
to $200.00, per unit, plus cost of living index. This amount was declared
several years ago, so the amount has risen. ·
Susan
Rund, resident of Condo #6, announced that we have a certified copy from the
Secretary of State that we are governed under Statute #720. ·
James
O’Connell, resident of Condo #1, asked how much the Board is allowed to spend
without a vote of approval from the home owners under Statute #720. He stated it
was 10% of the annual budget. Barry Prince said that he would look into it and
get back to Mr. O’Connell. ·
Jeanne
Balsam, resident of Terrace Homes #1, stated that she felt her E-Mail address
was used for matters that disturbed her. Barry Prince answered that this was not
part of this discussion and would she bring it up after the meeting, as her
E-Mail was for public use as it was printed in our community address book. Old
Business ·
Robert
Dow announced that the Board will modify the amount of monies charged for
requests for copies and viewing of records. This applies to the Florida Law
stating that requests of this sort are to be in writing, sent to the Board by
certified mail with return receipt requested. ·
Rick
Leach then said that due to several requests from Terry Whitlock, for example,
that over 12 hours were spent looking back through old files, which have to be
kept for 7 years. ·
Robert
Dow then asked Joel Brusso if he would modify his motion to change $25.00 per
hour from persons checking and making copies for past meetings to $20.00 per
hour. Joel Brusso agreed. A discussion followed: Terry Whitlock challenged Rick
Leach’s statement. James O’Connell wanted to know how many other requests
for old records had there been last month. Rick Leach replied, one. Barry Prince
stated that requests for records and/or copies that take less than 15 minutes
would not have a charge. Barry Prince called the motion and it was passed
unanimously. New
Business ·
Robert
Dow announced that it was, according to our Rules and Regulations, illegal to
post any written material on our Bulletin Boards, with some exceptions. He then
held up and showed the audience a notice that was posted on the tennis courts
Bulletin Board that was unauthorized. Copy attached. He went on to say according
to Article 4b in our Rules book, a person or persons violating our Rules, whose
violation is reported to our Violations Committee, can be fined. He stated that
the posting of this sign was viewed by 2 witnesses. ·
Joel
Brusso spoke of our need to replace wire shelving in the kitchen in the Center
with cabinets. He said that the least expensive and suitable cabinets presented
were from the Accent Building Products Company in the amount of $1,312.55,
including delivery. He said that our own people would install them. A few
questions were asked regarding the cabinets, which were answered to the
persons’ satisfaction. ·
Harry
Sassower made a motion to accept the proposal from Accent Building Products
Company in the amount of $1,312.55 for Kitchen Cabinets in the Center. Seconded
by Larry Granet and passed unanimously. From

Barbara
Flaxman, resident of Condo #9, asked Mel Teitzman if a storage area was made
available for easels, etc., he answered in the affirmative. ·
David
Lefton thanked the Board for using the public address system at the meeting
today. ·
Helen
Tasch, resident of Condo #7, asked if persons who are not owners may ask
questions at the meetings. Barry Prince said that they can. ·
James
O’Connell, resident of Condo #1, suggested that our meetings Agendas be posted
on Channel #63, as well as the Minutes. Rick Leach replied with information that
the Meeting Minutes of the previous meeting and Agenda are posted on our
Website. Barry Prince said that he thought it was a good idea to post the
forthcoming Meetings Agendas on Channel 63. ·
A
resident stated that she could not find the Minutes of the Budget Meeting. Rick
Leach said that he could not find them on the Website either, but that she was
welcome to go into the office and request a copy of those minutes. ·
Faye
Simensky, resident of Clearbrook, suggested that someone bring a mike to the
folks who want to speak so that all can hear them. She also asked about the
Satellite Pool Cabana flooring, which Barry Prince said he will show her after
the meeting. ·
Marty
Joselle, resident of Condo #7, spoke about not wanting to attend a meeting and
listen to 2 people who dominated the meeting. ·
James
O’Connell, resident of Condo #2, spoke and defended his actions of today. ·
Terry
Whitlock, resident of Terrace Homes #2, stated that in his opinion a secured
website should be established so that persons with a code would have access to
all records, and there would not be a need to have to pay to review these
records. ·
Barry
Prince went on to state that Chris La Dagana, our café proprietor, has reduced
the price of the large drinks back to $1.00 with a 50 cent charge for seconds,
and also reduced the price of the small salads. ·
Barry
Prince then gave the President’s Update, copy attached, which was, in part,
emotional and well received by the audience. One of the highlights of his report
was the fact about the injunction that was submitted by 3 residents, not all
homeowners. He also commended the Board for their work and position during this
time. Architectural
