BANYAN SPRINGS PROPERTY OWNERS’ ASSOCIATION

BOARD OF DIRECTORS WORKSHOP MEETING

THURSDAY, JULY 1, 2010 10:00 A.M. --- BANYAN ROOM

        Barry Prince called the meeting to order at 10:00 A.M.

        Present:           Barry Prince, President

                                Robert Dow, Vice President

                                Rick Leach represented Management

Reading of the Minutes – Mimi Plonsky

        Harry Sassower made a motion to accept the Minutes of the May 27, 2010 Workshop Meeting as corrected. Seconded by Larry Granet and passed unanimously.

Treasurer’s Report – Joel Brusso

        Copy attached.

        Joel Brusso gave the Treasurer’s Report and informed all that the Annual Financial Statement was completed and was available for pickup at the office.

        Larry Granet made a motion to accept the Treasurer’s Report. Seconded by Mimi Plonsky and passed unanimously.

        Resident Howard Weinberg asked if the insurance company paid for the damages occurred at Lakeside Condo #9 to the bushes and knocked down tree. Joel Brusso assured him that the bill for $590.37 had been paid by the driver’s insurance.

Management/President’s – Rick Leach

        Copy attached.

·        Rick Leach announced that while the tiling was being installed in the Main Clubhouse, the entrance to the office would be through the door to the Art Room . All other areas are to be accessed through the Pool Gate, which is the Banyan Room, Fitness Center , Main Pool, Beauty Salon, etc. The tiling of the floor will take approximately 1 week to 12 days.

New Business

·        Mel Teitzman, Chairperson for the makeover of the Satellite Pool building announced that the price received from the contractor was $11,830.00 which includes a 10X14 Storage Shed, which will be well hidden from street view and an offensive site.

·        Sheila Goodman, Decorating Committee Chairperson, showed the Board the Committee’s choice of flooring and wall paint. The price also includes cabinets and countertops for the kitchenette. The old cabinets and sinks in the restrooms will be replaced with “hung” sinks.

·        Barbara Flaxman, resident, suggested that something be done about the small storage area. Barry Prince replied that he will look into it.

·        David Lefton, resident, spoke about some water seepage into the main room. Barry Prince said that he will check it out.

Cedar Point Easement – Copy attached.

·        Robert Dow spoke of and presented a proposal from the City of Boynton Beach regarding the Cedar Point Utility Easement on the corner of Boynton Beach Blvd. and Military Trail. He had been negotiating with the City for 2 years, and finally they agreed to pay us $20,000.00 for the easement they need.

·        Robert Dow made a motion to accept the offer of $20,000.00 from the City of Boynton Beach and grant the City an easement as proposed. Seconded by Harry Sassower and passed unanimously.

·        Barry Prince then applauded Robert Dow for his tedious work on the project, as did the audience.

·        Robert Dow then spoke of his and his wife’s presence at the rear entrance where an accident occurred and caused damage to our property. He called the Sheriff’s office and they attended to the matter. He said that he mentioned it only to remind residents that they, too, should report any accident or damages to our property to the officials.

·        Robert Dow then mentioned that a truck had tailgated another vehicle into our property. He also reported that to the Sheriff.

New Business

·        Joel Brusso told us of one of the new Statutes in Florida Law.

·        “If a homeowner/resident wants to review any of past records they must submit a request on the proper form and mail it registered, return receipt requested, to the office. The office may charge a reasonable fee for looking into, copying, etc. all of which takes time. The Banyan Springs Board wishes to charge a fee of $25.00 per hour for such efforts.”

·        Considerable objections from the floor were noted. After several residents spoke of the Statute and charges. Barry Prince tabled the matter of a charge until further notice.

          Requests for Sliding Glass Doors & Hurricane 

          Shutters – Request approved.

·        10107 Kinswood Drive

          Request for Hurricane Shutter – Request approved.

        None at this time.

        Joel Brusso made a motion to adjourn at 11:15 A.M. Seconded by Larry Granet and passed unanimously.
