           BANYAN SPRINGS PROPERTY OWNERS ASSOCIATION

BOARD OF DIRECTORS WORKSHOP MEETING

THURSDAY, MARCH 17, 2011 --- 10:00 A.M. --- BANYAN ROOM

          Barry Prince called the meeting to order at 10:00 A.M

          Present:       Barry Prince, President

         Reading of the Minutes – Tony Scorsese

There were some corrections to the minutes as follows:

1)     On page 2, the Treasurer’s Report, the date was corrected to read: Feb. 3, 2011 and the balance was corrected to read: $348,291.49.

2)     On page 4, paragraph 3, the record is corrected to show that after Joel Brusso made a motion to hire the same auditors as last year for the annual audit, it was seconded by Paul Whitney.

Paul Whitney made a motion to accept the Minutes as corrected and seconded by Bob Dow.

Treasurer’s Report – Joel Brusso

The Treasurer’s report showed a balance on hand as of 3/17/2011 of $301,855.14.

Larry Granet made a motion to accept the Treasurer’s Report. Seconded by Feige Brody and passed unanimously.

President’s/Management Update – Rick Leach

Highlights:

·        The annual Tree Trimming Project is underway and should be completed by April 1st.

·        Felix & Associates has installed new sod and Bahia grass as part of the agreement to renovate the area that was used as an easement and staging area for the installation of the new water line on Boynton Beach Blvd.

·        Irrigation specialist, Mike Farrell, is looking into possible remedies to improve the water level at the lake by the Cabana.

·        Epic Wireless Corp. installed the latest software for all of our security cameras last week. Mel Teitzman asked about installing a camera by the Cabana. Bob Dow said that Epic is looking into this possibility.

·        Auditors, L.K.D, are in the process of completing the 2010 Financial Statements. Notices will be posted around the Clubhouse and on Channel 63 when the report is completed and available.

Barry Prince mentioned that we are still awaiting one more bid to come in on the Spa Renovation and is expected over the next week. It was also suggested that we have some of the Fitness Center equipment put into the rear half of the Banyan Room, instead of the Cabana, while renovations are in progress. Also discussed was the possibility of extending the hours for Fahad.

Old Business

The matter of the Cabana renovation was discussed and the fact that the women’s bathroom is still incomplete was addressed. The completion of the women’s bathroom should be done within the next couple of weeks. The men’s bathroom will be temporarily made into a unisex bathroom while the renovations are completed.

New Business

The contract for the Café has been reworked and will be reviewed by the Board. It is expected that the signing of the contract will take place within the next two weeks.  

Architectural requests

There were three Architectural requests made at the following locations:

·        5102 Pine Drive – Replace rotted fascia boards

·        10118 Marwood Place – Replace 3 Bahama shutters with 3 accordian hurricane shutters – beige color

·        10104 Marwood Place – Replace or sand down and repaint fascia board

All three requests were granted.

Suggestion Box

Comments, along with photos, were made regarding the berm that boarders Banyan on the East side by Military Trail and how unsightly it looks. It was suggested that we explore various remedies, such as a ground cover, to improve the aesthetics of this area. This will be a costly project but the Board will look into the alternatives.  

The floor was then opened to all members for questions and a variety of subjects were discussed.

Audrey Arian gave the members an update from the last COBWRA meeting:

·        Florida Power and Lighting will be updating and changing all electric meters. Ultimately, all readings will be done electronically.

·        Flu shots will be given early this year, sometime in September. Notices will be made for the exact date to receive the shots here at Banyan.

·        The installation of a traffic light at the entrance to our community at Military Trail might be coming to fruition. At this time it is expected to possibly be installed sometime in July.

At 10:46, Harry Sassower made a motion to adjourn and seconded by Larry Granet.
