OF DIRECTORS WORKSHOP MEETING THURSDAY,
FEBRUARY 3, 2011 --- 10:00 A.M. --- BANYAN ROOM Barry Prince
called the meeting to order at 10:00 A.M Present:

Reading of the Minutes
– Tony Scorsese Larry Granet interrupted the
reading of the minutes to make a motion regarding Florida Statute, 720.203 (10),
which states that any parcel owner may tape record or video tape meetings of the
Board. The Board may adopt reasonable rules governing the taping of meetings of
the Board and the Membership. To address this issue, Mr. Granet made a motion
that the Board adopts rules regarding video taping meetings in order to avoid
any distractions or disruption of the meetings. The motion was made that “all
taping and or recording of P.O.A. meetings be done from the rear of the room”.
Joel Brusso asked that the
motion be amended, requesting that the word “video” be added to the
recording. This amendment was accepted and seconded. The motion was adopted. Harry Sassower made a motion
to accept the minutes of the December 30, 2010 Workshop Meeting as corrected.
Seconded by Tony Scorsese and passed unanimously. Treasurer’s Report
– Joel Brusso The Treasurer’s report
showed a balance on hand as of 2/3/2011 of $348,291.49. Copy
attached. Paul Whitney made a motion
to accept the Treasurer’s Report. Seconded by Harry Sassower and passed
unanimously. President’s/Management
Update – Rick Leach Copy attached. Highlights: ·
POA received $1256.00 for an
insurance claim and is waiting for another $4060.00 on damages to fence and
ficus hedges behind Terrace Homes #1. ·
A new air handler was installed for
the Spa Area at a cost of $3763.00 ·
Installation by the contractor of
the water line for Boynton Beach Utilities is finishing up. After completion,
the City of ·
On January 17th, a main
drainage pipe was broken at ·
Rick Leach announced a meeting on
Tuesday, February 8th, 2011 in the Banyan Room at 2:00 P.M. with
Condominium Board Members to go over Property Insurance for each Association
with Don Brady of R.V. Johnson Insurance Agency. ·
The lighting for the “Bird
Tree” sculpture in the Center will be completed today at a total cost of
$4,900.00. ·
This month’s POA General Meeting
is scheduled for Wednesday, Feb. 16th, 2011 at 7:30 P.M. in the
Center. All residents are invited. Barry Prince mentioned that
the there was a copy of the contract on the new Café for the Board members in
the office for their review and comment. He also mentioned that working drawings
for the new Spa Area have gone out to two general contractors. Another one is to
go out within the next two to three weeks and hopefully to award a contract out
and commence work by July 4th and completed by Labor Day. The A letter was presented to
the Board by Miriam Plonsky saying that she was proud to have worked with the
Board as Secretary and felt that they had many accomplishments for the benefit
of the community. There was a correction sited
by Tony Scorsese on page 1 of the Management Update, paragraph 5. The location
on Old Business None New Business Larry Granet mentioned the
poor lighting at the entrance to Military Trail and Rick Leach said they are
looking into this but are holding off on it until the City restores that area. Doug Weaving complained
about the dumping of tree and shrub cuttings creating an eyesore and requested
that this practice stop. Rick Leach said it was the first time he had heard of
this complaint and would look into the matter. Phil Rogers asked about the
fixing up of the men’s room and the door to the men’s room in the Cabana and
was assured by Barry Prince that this work will be done as it is on the work
list. Joel Brusso made a motion
that for the annual audit we should hire the same auditors as last year, that
being LDK. Seconded by Paul Whitney. There were no objections and the motion
passed unanimously. There were several owners
complaining about a sign placed in the men’s locker room which states that men
must wear a shirt when walking from the locker room through the fitness center
into the Spa Area. Barry Prince sited the
rules that “top coverings must be worn anywhere outside of the pool area”. Various
other questions were discussed at length. Architectural requests Robert Dow asked if there
were any Architectural requests for work being done by the 2nd house
on Suggestion Box None Barry Prince asked for
adjournment. Larry Granet made a motion to adjourn at 10:43 A.M., seconded by
