Wednesday, November 16th, JJC Construction Inc. completed replacing a
number of sections of sidewalks in the community that were cracked and posed
trip hazards. The project, which
included cutting and removing the old concrete, then framing and pouring the new
concrete, totaled $5,112.
Epic Wireless Corporation completed the installation of cameras at the Cabana
Pool, the
Fitness
Center
and at the Pool Deck last week. The additional cameras were added for
additional security in those locations and funded as a line item in the 2011
Budget and totaled $1,502.22.
Parker Well & Pump, Inc. completed drilling a new well and installing a new
discharge line for Well Pump #2 on Friday, November 18th.
The cost of drilling the new well, installation of pump and abandonment
of the old well, with permit fees totaled $12,800.
Additionally, Fineline Electric Inc. was brought in to re-route and
connect the electrical service to the new pump.
Domenico Nursery and Landscaping, Inc. completed the Fall Planting Project on
Monday, November 19th. The
project consisted of preparation of the beds, mulching, planting impatiens,
shrub or sod replacement at the Cabana, the Clubhouse,
Cedar Point Blvd.
and at selected areas in the community. The
project was funded in the Landscape Improvements line item of the 2011 budget at
a cost $9,922.75.
Atlantic Pool Maintenance Inc. installed a new 7 ½ hp pump and motor for the
Main Pool on Monday, November 19th, which had developed a leak.
The cost of the new pump and motor, including installation totaled
$3,473.36. We are awaiting the
evaluation and estimate to have the old pump and motor repaired, which will be
used as a spare.
Atlantic Refrigeration Inc. was
called on Friday, November 25th to check the air conditioning in the
Beauty Salon, which was not working. Upon
inspection, it was discovered that the compressor for the 5 ton condenser had
seized up and needed to be replaced. Due
to the age of the unit, the decision was made to replace both the condenser and
the air handler with a brand new
Lennox
unit at a cost of $5,889.
Atlantic
completed the removal of the old equipment and the installation yesterday.
Whalen Air Inc. was here yesterday to install additional duct work in order to
better cool and distribute air conditioning in the Billiard Room.
After a number of complaints over the years concerning the room being
uncomfortable, the changes should remedy this long standing problem.
The cost of the project was $1,225.
Dr. Strap will be completing the re-strapping of 55 chairs and 17 lounges at the
Main Pool today, just in time for the busy Holiday Season.
The cost of this labor intensive project totaled $3,498.53, which is far
less than purchasing brand new chairs. Dr
Strap will begin re-strapping the chairs and lounges at the Cabana, later this
week.
After experiencing drainage problems in the restroom that was converted to use
by the women, we called Raider Rooter, Inc. to perform a video inspection to
determine the
problem. It was discovered that two separate clean-outs have separated from the
drain pipes under the foundation that need to be replaced.
The repair in the restroom will require that a small area of tile and
concrete be removed in order to make the repair.
Although the restroom will remain open, a small area will be closed off
to facilitate the repair. The repair of the clean-out will be to the right of
the door to the
Fitness
Center
, which will require a hole to be dug under the foundation to replace the
section of pipe. The entire project
would take approximately 3 days to complete and cost $2,250.
In order to schedule the project at the most opportune time, Raider
Rooter will begin the repairs on Monday, December 5th.

first year that 3 Board Members will be elected for three year terms, which will
continue every year thereafter. The
