The Proposed BSPOA 2012 Budget, was mailed to all Unit Owners on November 11th, along with the First Notice of the Annual Meeting and Election. The Finance Committee, worked diligently to come up with a Budget that allows the POA to maintain the high level of services and amenities, while keeping maintenance fees the same as the last two years.  The POA Budget Meeting is scheduled for Monday, December 12, 2011 at 10:00A.M, in the Banyan Room.

Al Hoffer Pest Protection Services fertilized the lawns of the entire community last month.  Last week, Hoffer treated the hedges and over 100 trees for white fly, which has been extremely active this year and are here this week fertilizing the shrubs and trees, as well as spot treating areas for weeds.

Epic Wireless Corporation has installed a camera at the Cabana Pool and will complete this installation of additional cameras at the Fitness Center and at the Pool Deck tomorrow. The additional cameras are for added security in those locations and funded as a line item in the 2011 Budget.

Management is looking into the possibility of replacing the generator for the Clubhouse with an enclosed, automated model, that is more reliable and trouble free.  Fortunately, we’ve not had to use the generator since it was purchased back in 2006, but over the years we have spent in excess of $1000 for minor repairs, excluding the cost to convert from propane to natural gas.  So far, we’ve received 2 proposals on a replacement and when we receive others, we will present them to the Board for their consideration.

Parker Well & Pump, Inc. was here on November 3rd to inspect and diagnose what caused a large sinkhole to develop behind the rear of the Clubhouse at Well Pump #2, which was around 20 years old.  Upon further inspection it was discovered that the well casing had a leak, which caused the well to totally collapse.  The end result is that we must drill a new well and re-install the existing pump and a new discharge line.  The cost of drilling the new well, installation of pump and abandonment of the old well, with permit fees is $12,800.  Unfortunately, this well is an extremely important part of our irrigation system and with the dry season about to begin, new fall plantings underway, drilling a new well had to be done.  Parker was here yesterday to set-up the rig and started drilling the well today. The entire project should be completed by the end of the week, including the electrical work to extend the electrical service to the new well, which will be done by one of our electrical vendors at an additional cost.

A problem with the POA equipment that is located remotely and broadcasts Channel 63 stopped working last week.  The unit had to be sent back to New York to be repaired and should be shipped back and operational by the middle of next week.  We apologize for any inconvenience that the outage has caused our many clubs and residents.


On Monday, November 14th, JJC Construction Inc., began cutting, removing and framing portions of sidewalks in the community that were cracked or posed trip hazards, which needed to be replaced.  The concrete was poured yesterday and the project, which was completed today, totaled $5,112.  Each year, the POA generally has to repair sidewalks, to reduce or eliminate liability issues.

Domenico Nursery and Landscaping, Inc., began the Fall Planting Project, on Monday, November 13th.  As mentioned during the Landscaping Committee Report by Dave Lefton, the project consists of preparation of the beds, planting impatiens, shrub or sod replacement at the Cabana, the Clubhouse, Cedar Point Blvd. and at selected areas in the community.  The project should be completed by Friday and the cost funded in the Landscape Improvements line item of the budget is $9,922.75.

The 7 ½ hp pump and motor for the Main Pool has developed a leak, which requires that the pump be removed, taken off site and repaired, thus forcing us to close the pool for 3 days, minimum.  The decision has been made that we go ahead and purchase a new pump and motor, so that we won’t have the pool closed during this time, especially since many of our residents will have guests visiting.  Atlantic Pool Maintenance has ordered the new pump and motor, which should be installed by Tuesday of next week, at a cost of $3,473.36, which covers removal of the old pump, installation and taxes. The old pump and motor will be evaluated and if possible, repaired to be available as a spare. 

The Holiday Lighting at the front entrance of Banyan Springs and around the Clubhouse will be turned on this Friday, November 18th and remain on throughout the Holiday Season, until a week after the New Year.

The Banyan Springs POA Annual Meeting and Election is scheduled to be held on Wednesday, January 18th, 2012 at 9:00A.M. and at 7:30P.M. , in the Center.  This year is the first year that 3 Board Members will be elected for three year terms, which will continue every year thereafter.  The deadline for Candidates to submit their written notice and resume to the office is by 4:00P.M. , on December 9, 2011 .  The next General Meeting, which is also Candidates Night, is scheduled for Wednesday December 21, 2011 , at 7:30P.M. , in the Center, which will give everyone the opportunity to meet your neighbors willing to run for the Board.

The office will be closed next Thursday, November 24th and Friday, November 25th for the Thanksgiving holiday, so remember if you have guests coming for the holidays and need an access Fob, please stop by the office by Wednesday, November 23rd.
