MANAGEMENT UPDATE

On Friday, October 30th,
Allstate Management Resources made the final electrical connections and
installed the Aeration Fountain in the lake behind the Clubhouse.
The Board has received a considerable amount of positive feedback from
our residents and although I haven’t seen it at night, I’m told that it
looks magnificent!
JJC Construction, Inc., was in the community from October 31st
through November 2nd removing
and replacing sidewalk that had become trip hazards and a liability.
The cost for the repair totaled $2,760.00 and was done as an emergency
situation.
Arrango Development LLC, completed painting the Portecochere and support posts
on Friday, November 6th at a cost of $2,450.00.
The job consisted of pressure cleaning and applying two coats of primer
and two coats of paint.
Air Ref Electric completed replacement of broken receptacles and outlet boxes
that were outdated or damaged due to age at the front entrance or median of
Cedar Point Blvd.
These repairs were necessary for
safety reasons and to bring these fixtures up to code.
On Saturday, November 7th, S.P.M Inc., completed installation of the
heavy duty fabricated doors for the dumpster enclosure.
These doors were installed to improve the appearance of the Clubhouse
area and resolve a durability problem with the existing chain link gates.
A portion of our scheduled landscape improvements got
underway last week with installation of sod in various areas throughout the
community by Top Branch Landscaping. On
Tuesday, November 10th, Domenico Nursery began their portion of the
Landscaping Improvement Project, which included replacement of shrubs, trees and
planting Impatiens at selected locations. The
cost of the project is $15,973.16 and should be completed sometime next week.
Management is currently looking into getting proposals to clean the sidewalks
around the community. There are
several methods that are utilized to clean the walks, either by chemical wash,
pressure cleaning or a combination of both.
We have asked vendors to test their methods before the Board makes the
decision of which method to use with consideration of costs and other factors.
The next POA General Meeting is scheduled for next Wednesday, November 18, 2009
at 7:30pm in the Center. We invite
all members to attend.
