A service call by RCB Electric to check problems with our current generator
for the Clubhouse, has prompted management to look at possibly replacing the
generator with an enclosed, automated model, that is more reliable and trouble
free. Fortunately, we’ve not had
to use the generator since it was purchased back in 2006, but over the years we
have spent in excess of $1000 for minor repairs, excluding the cost to convert
from propane to natural gas. As we
approach the end of Hurricane Season, management is currently gathering
information, options and associated costs for a new generator and will present
them to the Board for further review at a future Workshop Meeting.
TEM Systems Inc. replaced a defective magnetic lock at the main entrance to the
Fitness
Center
on Monday, October 31st. In
addition, all of the card readers to the
Fitness
Center
were re-programmed to extend the activation time to 10 seconds. This should
solve the problems that some of our residents were having with getting in and
out of these doors.
The BSPOA Finance Committee held their second meeting on Tuesday, October 25th
to discuss and prepare the 2012 Proposed Budget that will be presented to the
Board today, to approve the mailing to all Unit Owners.
We want to thank the Finance Committee Members, which consisted of Board
members, Joel Brusso, Bob Dow, Barry Prince, Tony Scorsese, as well as
Lakeside
# 1 President, Bill Canosa and Walter Meyer, former President of Lakeside #5.
Fortunately, the Proposed Budget will have no increase this year, which
will hold the maintenance at the same level as the past two years.
Al Hoffer Pest Protection Services fertilized the lawns and shrubs of the entire
community last week and is treating the shrubs for the dreaded white fly today.
On Tuesday, November 8th, Hoffer will be treating the trees in
Banyan Springs for white fly and other pests that have attacked some of our
black olive trees.
Epic Wireless Corporation, will be on site today and tomorrow to install
additional cameras at the
Fitness
Center
, the Pool Deck and at the Cabana Pool, to improve security at these areas.
The additional cameras and installation charges is funded in the 2011
Budget.
Comcast was here on Tuesday, Wednesday and will be here today to finish
improving the signal strength to the Spa and
Fitness
Center
Building
. The work over the last few days has consisted of running new line to the
building, installing signal boosters and a new high definition cable box, which
will be installed today.
Frames Tree Service was in the community yesterday, to remove 3 dying and
diseased queen palms at the Pool Area, by the Cabana Pool and on
Pine Drive
. The immediate removal was
essential, as the disease can spread to other trees if not done in a timely
matter and the cost for the service totaled $450.
Parker Well & Pump, Inc., will be here tomorrow to check and diagnose what
caused a large sinkhole to develop behind the rear of the Clubhouse, where Lake
Pump Well # 2 is located. Management
will advise the Board, just as soon as we find out what needs to be done to
remedy the problem.
Domenico Nursery and Landscaping, is currently finalizing their proposal for the
Fall Planting Project. In
coordination with Landscape Committee Chairman, David Lefton, the project should
get underway before the end of this month.
The Banyan Springs Annual Meeting and Election is scheduled to be held on
Wednesday, January 18th, 2012
. For the 2012 Election, there will
be 3 vacancies on the Board to be filled and of course, all Unit Owners will be
receiving Notices of the Annual Meeting and Election, as well as the 2012 Budget
Meeting in the mail, along with the Notice of the 2012 BSPOA Budget Meeting.
The next General Meeting is scheduled for Wednesday, November 16th at
7:30P.M.
, in the Center.
The office will be closed on Friday, November 11th, in observance of
Veterans Day.
