MANAGEMENT UPDATE
OCTOBER 30, 2008

Domenico’s Nursery and Landscaping, is completing work on the flower beds at
both entrances and along Cedar Point Blvd., as part of our annual fall planting
projects. The cost of the project
is $3,194.47 which included preparing the beds, planting impatiens and mulching
the beds, which is funded in the Landscaping Improvements line item of this
year’s budget. Next week,
Landscape Committee Chairman, Dave Lefton, Management and Domenico’s will
inspect the property for areas where shrubs need to be replaced and a proposal
will be submitted at the next Workshop Meeting.
A recent inspection of an adjacent property has resulted in the discovery that
the White Fly, which destroys ficus hedges and trees is now in our area.
Although, we have been actively inspecting our hedges for any
infestation, this discovery so close to our community makes it imperative to
treat the hedges and trees before it’s too late.
For those of you that are unfamiliar with this exotic pest, the White Fly
can strip ficus of it’s leaves in as little as three weeks and could result in
the community having to replace some if not all of our ficus hedges and trees,
which would be extremely expensive. Our
pest control vendor, Al Hoffer’s has submitted a proposal to treat all of our
ficus hedges and 15 ficus trees in the community, which will be reviewed for
approval later in this meeting.
The Banyan Springs Finance Committee met with Management for the third time last
week to finalize their recommendation for the Proposed 2009 P.O.A. Budget.
The committee diligently reviewed all expenditures and cost projections
before coming up with a proposed budget that maintains the level of services,
while keeping the cost as low as possible.
The proposed Budget has been given to all Board members today and will be
reviewed at the next Workshop Meeting before the Board approves a mailing to the
membership and scheduling of the Annual Budget Meeting.
We have had a number of complaints from residents regarding the aquatic plants
and algae in our waterways. This
year has been one of the worst in recent years, due to very hot conditions
combined with an unusually wet summer and fall.
Our vendor, Allstate Resource Management, Inc., is extensively treating
the problem and assures us that we will notice an improvement in a few weeks
with further treatment and the cooler weather.
Last Thursday, A-Triple A Anytime Services replaced a number of parts and
serviced the Steam Generator in the Steam Room at a cost of $1,476.00.
Our Staff along with their daily duties is currently painting the pavers in
front of the Clubhouse Entrance and also draining, removing debris and cleaning
the basin of the Waterfall at the front of the Clubhouse.
Respectfully submitted,
Rick Leach, L.C.A.M.
