MANAGEMENT UPDATE

Since the last General Meeting was held back on March 25th, we will
bring you up to date on projects that have been completed from March 25th
through today.
In late March, Allstate Resource Management stocked our lakes with 3000
freshwater fish, the Annual Tree Trimming Project was completed in April and The
Plumbing Company replaced the grease trap and plumbing in the Café’s Kitchen.
In addition, JAV Multiservice, installed a ventilation system for the
Beauty Salon and CJ’s Welding service repaired one of the exit gates at the
front entrance, which was damaged when a vehicle rammed into it.
Fortunately, we were able to be reimbursed for those damages due to us
having the incident recorded on video.
In May, The Plumbing Company
installed three water shutoff valves in the Clubhouse,
Carrier Corporation replaced two condenser fan motors on the Unit 2 air
conditioners of the Center and the POA purchased a new Ping Pong Table.
During the months of June and July, JAV Multiservice, completed work on the new
entrance to the
Fitness
Center
and also completed the work on the total renovation of the Beauty Salon on July
22nd. Also in July, TEM
Systems had to replace electronic equipment at the Military Trail entrance and
the gate at the Cabana Club, which were both damaged by lightning storms in
early July. S.P.M. Inc., replaced the entire outer wall of the Ladies Outdoor
Shower, which had fallen down and separated from the side of the building and
Crown Seamless Gutters, Inc., installed gutters and downspouts on the east side
of the roof and the breezeway portion of the Fitness Center Building.
The month of August saw the completion of the new Picnic Area, which consists of
a concrete pad with two new gas grills and four picnic tables with umbrellas.
The Social Club donated $3,000.00 toward the project.
Other items that were repaired or replaced include a compressor for the
Freezer in the Catering Kitchen of the Center, purchase of a new Refrigerator
for the Café Storage Room and replacement of the aluminum trees, which was
stolen off of the sign at the main entrance of the community.
The sign’s other tree and lettering on both sides was removed and
securely anchored to discourage theft.
September projects consisted of the Annual Tennis Court Resurfacing Project in
which courts 1, 6 and 7 were completed by Papico Construction Company on
September 18th , Gold Coast Surfaces completed repairing or filling
cracks and sealing the Pool Deck on September 23rd.and
Al Hoffer Pest Protection Services completed treatment throughout the
property for weeds, fertilization of shrubs and the quarterly treatment for
White Fly, September 28th and 29th.
Over the summer, our staff completed many in-house projects such as painting
inside the clubhouse, painting street signs or other areas in need of
refurbishing. In addition, the staff
participated in constructing the concrete pad at the picnic area, repairing
sidewalks, trenching for the lake aeration fountain, as well as, responding to
work requests and completing the routine tasks that they do on a daily basis.
As of this month, Southeastern Surfaces & Equipment, Inc. serviced the
partition wall in the Banyan Room on October 8th, which was not closing
properly. In addition, the entire
wall was cleaned, lubricated, adjusted and aligned for a cost of $1,000.00.
On Friday, October 16th, Rolladen, Inc. was called out to repair the
shutter door of the Café. The
universal crank was replaced at a cost of $151.18.
Also on October 16th, Thompson and Thompson Fencing repaired 90 Feet
of chain link fence behind Terrace Homes #1 at a cost of $390.00, which had come
apart due to the Ficus hedge.
Allstate Management Resources delivered the lighted fountain and electrical
control panel for the Lake Aeration Project on Friday, October 16th.
This afternoon, Air Ref Electric was on property to wire and connect the
electrical wiring from the building to the fountain.
We are awaiting final inspection by the Palm Beach County Electrical
Inspector before Allstate Management Resources returns to position the fountain
in the lake and make final adjustments.
S.P.M Inc. is awaiting delivery from the manufacturer of the new fabricated
heavy duty doors for the dumpster area on the side of the Clubhouse.
As soon as they arrive, they will be installed and will certainly improve
the look of the area for residents and guests visiting our Clubhouse.
Today, TEM Systems repaired the gate arm at the
Resident’s Gate, which had some mechanical problems that required new parts
before being repaired.
Management is currently working with the Condo Associations’ and the POA
Finance Committee to prepare their 2010 Proposed Budgets and also schedule
Annual Meetings and Elections.
Al Hoffer Pest Protection Services will be in the community next week to apply
fertilizer throughout the entire property according to our annual contract.
The next P.O.A. Workshop Meeting is scheduled for next Thursday,
October 29, 2009
at
10:00am
in the Banyan Room.
