                                              MANAGEMENT UPDATE

Since the last General Meeting was held back on February 17th, we will bring you up to date on the projects that were completed from the last General Meeting through today.

Back in February, The new sidewalk and stairway to the Rear Sun Deck was completed by JJC Construction.  In March, Fine Line Electric installed additional street lights on Hickorywood , Laurelwood and Shadywood Place .  In April, Frames Tree Service completed the Annual Tree Trimming Project.  In addition, TruGreen Landcare, trimmed and thinned 50 Areca Palms in the Patio Villas that were overgrown or hanging on the roofs. 

In May, Fine Line Electric installed two Ceiling Fans and CJ’s Portable Welding, fabricated and installed two stair railings as a safety precaution at the Rear Sun Deck. 

In June, Florida Power & Light installed the equipment for their “On Call Program”, which automatically reduced our annual electricity cost by participating in the program by $1600.  TruGreen Landcare, cleared vegetation and removed debris around the entrance to the Clubhouse and the Banyan Tree. In late June our staff also installed additional lighting to highlight the Banyan Tree in front of the Clubhouse and we removed the old planters in the Clubhouse in preparation of the tile project

In July, the main project was the removal of the Mexican tile and installation of the new tile flooring by Mario Ferrazoli & Son, which was completed on July 28th.  JJC Construction, Inc., removed three concrete knee walls, which were hidden by planters prior to the tile project and Joe Castellano of DBK Industries installed new baseboard after the tile was installed.

In August, Shedquarters, Inc., delivered the 10x14 storage shed to the Cabana Club to provide much needed storage space for tables, chairs and other items when not in use.  Later in the month, Pugh Pools & Spa’s, began the project of installing new collector tanks at the Cabana Spa and the Japanese Spa’s, which were completed, inspected and approved by the Palm Beach County Health Department in September.  Also, in September, our staff installed new kitchen cabinets for additional storage in the Centers Catering Kitchen and Papico Construction Company completed resurfacing Tennis Courts 2 & 3 on September 23rd. 

On October 9th, Price Flooring completed removing the old flooring in the main room of the Cabana Clubhouse and installed new tile at a cost of $4783.73, as part of the ongoing improvements to the Cabana Club.  In the meantime, our staff has been involved in painting the Cabana Pool Deck, the interior of the Cabana Clubhouse, walls of the Clubhouse and other areas in the community.



Construction to install the non-potable water line for Boynton Beach Utilities Department which the Board negotiated and Banyan Springs was paid $20,000 for granting a utility easement is well underway.  We have not been informed of a completion date, but the area of the easement will be cleaned up and returned to it’s original condition after the project has been completed. 

Last week, Holiday Lighting Inc., was in the community to trim the palms and install the lights for the Holiday Lighting at the main entrance. They will return to complete the installation  and the lights will be turned on Friday November 19th and remain on until January 7, 2011.

The POA Finance Committee has met on four different occasions over the last few weeks to discuss and formulate a Budget for 2011 to present to the Board of Directors to approve for mailing to the membership. After the mailing is approved and the Budget Meeting Date is set, the Proposed Budget will be mailed to all members along with the First Notice of Annual Meeting and Election Notice.  The Election and Annual Meeting is scheduled for Wednesday, January 19, 2011 in accordance with the Association’s Documents.
 
Representatives from Comcast will be in the Center on October 27th, 28th and 29th from 9:00am until 4:00pm each day to schedule installation of the digital converter boxes, to review any existing higher level plans that you pay for individually and to offer other Comcast services.  Further details will be discussed later in this meeting.

In other notes, the 2010 General Election is scheduled for Tuesday, November 2nd, in the Center from 7:00am until 7:00pm and the next POA Board Workshop Meeting is scheduled for Thursday November 4, 2010 at 10:00am in the Banyan Room of the Clubhouse.
