MANAGEMENT UPDATE
WEDNESDAY, OCTOBER 15, 2008

Welcome back to Banyan Springs for the first General Meeting since March 19th.
Back in April, the long awaited Natural Gas Project and installation of
the Bar Code System were finally completed, which finished a series of projects
that began in 2007. The Bar Code System provides convenience, added security and
adds value to the property. The
switch to natural gas has already saved the P.O.A. money over what we were
paying for propane, which will translate into to lower costs for pool heaters
and kitchen equipment.
Another project that was completed over the summer was the Wireless Security
System, which now offers us the capability to digitally record vandalism or
damage to our gates and makes it easier to recover costs for damages to the
front or rear gates of the community. In
addition, Epic Wireless installed cameras to monitor the Main Pool Deck and the
Maintenance Shed Area.
Projects completed from the period May through September included; painting of
the walls and ceiling on the stage in the Center, replacement of the submersible
pump at Lake Well # 3, replacement of the awnings on the Tennis Courts, repair
of few cracks and seams on the Pool Deck which were covered under warranty and
stocking of Grass Carp in the community’s lakes. Additional repairs or replacements included replacing pumps
for the Main Spa and the Spa behind the Fitness Center, replacement of two
heaters for the Pool and Spa at the Cabana, preventative maintenance on three
Treadmills and the Recumbent Bicycles, and relocation of a light pole on Pine
Drive at the bridge.
The staff participated in a number of projects including; refurbishing the
Men’s and Women’s Outdoor Shower Areas, painting the bridge on Pine Drive,
as well as the bridge between the Clubhouse and Kinswood, painting the area
under the entrance to the Clubhouse, around the Pro Shop and the painting the
Deck behind the Fitness Center.
In August, our insurance agent, Don Brady presented an opportunity to Officers
of the P.O.A. Board to switch our property insurance from Citizen’s to a
private insurance carrier, American Coastal Insurance Company.
After careful deliberation, the decision was made to make the change
effective August 15, 2008, which provides better overall coverage at reduced
costs. The P.O.A. was required to make the down payment and monthly payments
until the refunded premiums were received from Citizen’s, which would be
refunded to P.O.A. and the remaining funds applied toward the new policy.
Although, making this change in mid term was quite difficult, Treasurer Joel
Brusso’s diligence and his management of the Association’s funds, has
accomplished this task.
Papico Construction Company completed resurfacing Tennis Courts 4 & 5 in
late September as a part of our annual resurfacing project.
In addition, Papico repaired a damaged sidewalk and extended the concrete
pad between the Racquetball Courts and the new Shuffleboard Courts.
The Shuffleboard Courts were professionally striped and
marked to regulation specifications on Friday, October 10th and will
be ready for play beginning Monday, October 20th.
Landscaping continues to be an important part of our maintenance program at
Banyan Springs. TruGreen Landcare,
removed debris, prepared the ground and installed sod as part of the landscape
improvements to the area around the Shuffleboard Courts.
This area has been long neglected since Hurricane Wilma and now has
become another beautiful area for our residents to enjoy.
TruGreen also recently completed the first phase of the project to thin
and trim the Areca Palms, which had gotten out of control.
TruGreen will maintain the trimmed areca’s as part of their regular
maintenance program.
Last Friday, Landscaping Committee Chairman, David Lefton met with Domenico’s
Nursery and Landscaping to review plans for planting the flowers as we do every
fall. Upon approval by the Board,
the flowers will be planted around the first of November.
Boucher’s Gas Service was called on Friday, October 10th to check
on heater for the Spa behind the Fitness Center.
It was discovered that it needed to be replaced and on Monday,
Boucher’s installed a new heater at a cost of $2,556.00 including removal of
the old unit.
A malfunction with the Steam Room was discovered on Friday.
We have called Anytime Services that was recommended by the manufacturer
and they will be here tomorrow.
Monday, Hobart Equipment was called in to work on the dishwasher in the Café.
It was determined that problem was with the main circuit board, which was
replaced at a cost of $497.20.
Yesterday, Al Hoffer Pest Protection Services applied a weed and feed
fertilization of the community as specified in our annual contract.
On Tuesday, The Banyan Springs Finance Committee met for the second time to
review 2008 expenditures and projections for the year in preparation for the
proposed 2009 Budget. The committee
members along with management are carefully considering all factors involved to
both maintain the facilities at a high standard while keeping costs as low as
possible. Once the committee
finishes their work, the proposed budget will be reviewed by the Board at a
Workshop Meeting before the Budget Meeting is scheduled.
The next P.O.A. Workshop Meeting is tentatively scheduled for Thursday, October
23rd at 10:00am in the Banyan Room and the next General Meeting is
scheduled for Wednesday, November 19th at 7:30pm in the Center.
The office will be closed on Tuesday, November 11th in
observance of Veterans Day.
