                                              MANAGEMENT UPDATE

Along with the beginning of the Spa Renovation Project on July 6th, another major project was undertaken over the summer to repair the waterfall in front of the Clubhouse, which had developed numerous cracks in the foundation causing it to continually lose water on a daily basis.  After consulting with vendors specializing in waterfall construction, Waterfalls & Patios Inc. was selected to make the repairs, which included removing all rocks, cutting out roots under the concrete, sealing all cracks and redirecting the flow of water over the ledge.  The project took a week to complete and was finished on July 15th at a cost of $3,500.  

Atlantic Refrigeration installed a 5 ton Air Conditioning Condenser Unit and converted the existing air handler that services this unit that cools the Spa Building on September 13th.  The cost of the new unit and the conversion totaled $3,332.   In addition, the 2 ton Condenser at the Tennis Pro Shop, was replaced by Atlantic on September 15th at a cost of $554.85

Papico Construction, Inc., completed the Tennis Court Resurfacing Project of Courts 4 and 5 on Wednesday, September 21st.  The entire project was completed in less than three days and cost $6,550.

The Spa Renovation Project was completed on Friday, September 23rd and many of our residents attended a grand opening preview with wine and cheese that afternoon.  The total cost of the project from start to finish totaled $129,500, due to a few issues that were required by Palm Beach County Building Inspectors to be made.  BSPOA President, Barry Prince will be commenting on the specifics later in this meeting   

The POA purchased additional equipment, with funds already budgeted at as line item in the 2011 Budget, along with a donation of $1,200 from the Wellness Club for a total of $1,232.26.  The POA also purchased two new LG 42” televisions at a cost of $1,052.42 for the Fitness Center .
 
A-AAA Anytime Service, Inc. performed service on the Sauna and Steam Room on October 6th.  A timer and steam chamber were replaced in the Steam Room at a cost of $415.00.

Holiday Lighting Inc. was here on Friday, October 7th to trim the royal palms, install the lights and test them in preparation for the upcoming holiday season.  The lights will be turned on beginning November 18th and remain lit until the second week in January.

Tranik Services, replaced a coil on the convection oven in the Catering Kitchen of the Center on October 11th.  The cost of the repair was $355.10.

CJ’s Portable Welding was here last week to repair the handrail in front of the Clubhouse and to weld extensions for the 3 new park benches for a total cost of $609.50.  The benches will be placed at different locations along the sidewalks where residents can take a break while walking in the community.

Allstate Resource Management’s contracted electrician, R & G Electric installed a special order transformer for the aeration fountain on Friday, October 14th at no cost to the Association.  This has finally solved the problem that had caused the fountain to shut down due to fluctuating current of the electrical service to this location.

The BSPOA Finance Committee had their first meeting yesterday afternoon, to discuss and prepare the 2012 Proposed Budget that will be presented to the Board for their review and approval of mailing.  The Finance Committee consists of Board Members, Joel Brusso, Bob Dow, Barry Prince, Tony Scorsese, as well as long standing Condominium President of Lakeside # 1, Bill Canosa and Walter Meyer, former Condominium President of Lakeside #5.  The Finance Committee will be meeting again on Tuesday, October 25th to further continue working on the 2012 Budget.

TEM Systems, Inc. is here today to install card readers and locks for the Fitness Center and Spa Areas, to further secure those areas at all 3 access points in the building.  The cost of the installation including parts and tax totals $2,630.04, which should be completed tomorrow.

The Banyan Springs Annual Meeting and Election is scheduled to be held on Wednesday, January 18th, 2012 .  In the 2012 Election there will be 3 vacancies on the Board to be filled, and of course all Unit Owners will be receiving Notices of the Annual Meeting and Election, as well as the 2012 Budget Meeting in the mail, sometime in early November.
