                                                       MANAGEMENT UPDATE

Earlier this week, the Wood Deck Replacement Project was completed by S.P.M. Inc. The project which consisted of removal of the old wood and stringers, installation of 96 concrete support posts under the decking, new pressure treated stringers and extra support braces.  The decking, rails, posts and skirts are Timbertech Composite material, which has a 25 year warranty and should provide many years of service.  In addition, S.P.M. added extra posts on the railing of the bridge and replaced handrails around the elevated Mexican Tile.

While working on the Wood Deck Project, it was discovered that the walls of the rear outside shower area and a few roof support beams were rotten and in need of replacement.  Since this situation was an emergency and also tied in with completing the rear deck, the repair was made immediately.  Also, during the project of resurfacing the pool deck, it was discovered that there was no drain for the pool shower.  Since the wood deck space was open it was decided to go ahead with installing a drain line, in order to alleviate standing water on the new pool deck.

The supply lines for the Natural Gas Conversion Project have been installed within the community by a contractor for Florida Public Utilities. Also during this period, Boucher’s Gas Company made modifications to convert some of the Association’s equipment for natural gas usage that is not currently being used.  Boucher’s will return to modify other appliances during the time that the final connections are being made.  Currently, another contractor is installing the fixtures and Regulator Station at the front entrance where the main supply line will connect to the property and is awaiting final D.O.T. approval to connect to the gas line to the major supply line in the middle of Boynton Beach Blvd.  That approval could come as early as the end of the week, and if that is indeed the case the conversion could be complete within the next 2 weeks.

Epic Wireless Corporation’s testing and installation of equipment throughout the community for the Wireless Network Project has progressed well and is proceeding on schedule.  Within 30 days or less, AT & T will begin installing optic fiber from beyond the rear gate all the way to the Clubhouse.  This installation will facilitate the delivery of the high speed internet access for the project.  Further testing of the network and security equipment is forthcoming and we anticipate the entire system to be fully operational sometime in October.  Today, letters will be sent to all of our residents with subscription information for wireless internet access.

The planned installation of the lights for Tennis Courts 2 & 3 by Air Ref Electric Inc. has been delayed until October, due to a manufacturer backlog on the light poles.  Originally scheduled to be done past week, this delay has caused us to postpone the annual resurfacing of these same tennis courts until the week of November 5th.  Air Ref will require approximately one week for the light installation so Courts 2 & 3 may be closed for total of 2 to 3 weeks. The tentative date for the courts to be closed will be October.

Management has received a bid from Sullivan Electric & Pump for $17,000 to install Flow Meters at 11 Pumps and 1 Well Station, as a result of new requirements set forth by the South Florida Water Management District for renewal of the Association’s water permit.  Because of the high cost of this mandated project, management along with our irrigation contractor, Mike Farrell are planning to install as many of the meters in-house in an effort cut the cost considerably.  Management is also working with staff at the District to comply with the mandate by possibly installing the meters in phases over the next couple of years.  Management will keep the Board advised on this process.

T.E.M Systems is expecting all of the equipment and the proximity access cards and key fobs to be in next week.  Management will be meeting with T.E.M. at that time and plans for the distribution of access cards to all residents should be finalized and announced at the next P.O.A. Workshop Meeting. 

The P.O.A. Attorney, Ed Dicker will be representing the Association in Small Claims Court, in which an owner, James A. O’Connell, is suing the P.O.A. for $5000 in damages as a result of a $1000 fine being levied against him by the Violations Committee in September of 2005.  The preliminary hearing is set for October 4, 2007.  In addition, Mr. O’Connell has filed other related claims against Lakeside Condominium #1 and Custom Property Management.

Management is in the process of getting information on the cost of upgrading the Restrooms next to the pool.  As soon as we have the information needed, we will pass it along to the Board as we hope to include the project as a Special Project in the 2008 Budget.
