                               MANAGEMENT UPDATE
                       THURSDAY, AUGUST 23, 2007

As of this date, over half of the Wood Deck Replacement Project is complete with just the remaining deck, railings and other detailed work left to do before the project is completed. The new deck will be open hopefully by Labor Day and will provide the community with an amenity that is beautiful, durable and less costly to maintain on a yearly basis.  The deck itself has a 25 year warranty and the supporting structure should last that long if not longer.

The Natural Gas Conversion Project is moving along, with the gas supply lines within the community scheduled to be completed next week.  In addition, Boucher’s Gas Company has converted our Pool Heaters at the Clubhouse, Cabana Pool and other appliances that are not currently in use in preparation for the switch from propane to natural gas.  Most other modifications will have to be done at the time of the actual conversion and will be planned so that any inconvenience to our residents will be minimal.  We are anticipating the remainder of the project to be completed sometime in September, so the actual conversion will take place by October 1st.

The Wireless Network Project has been progressing well, with Epic Wireless Corporation installing the Wireless Mesh Nodes at various locations or buildings throughout Banyan Springs.  As of this date, the signal can be received in one half of the community and further testing is being done on initial phase of the project.  Epic, in cooperation with other third parties will be installing additional nodes, other equipment and continuing to test the system as the project progresses.  Epic is hoping to have the system fully operational by the end of September.

Management along with members of the Board will be meeting this week to formulate the plan for distribution of the new cards to residents for the new Proximity Card Access System.  All of the equipment is on order and T.E.M. Systems, the contractor, will be doing some preliminary work in the next few weeks in preparation for the installation of the new card readers and panels.  The tentative project completion date is October 1st and details of the distribution of the new cards to our residents will be publicized prior to the change. 

Installation of the lights for Tennis Courts #2 and #3 by Air-Ref Electric is set to be completed by the second week of September and the annual resurfacing of Tennis Courts #2 and #3 will take place the week of September 17th by Papico Construction.  We had previously scheduled the resurfacing for the 10th, but moved the date to accommodate the installation of the lights.

Conversion of the extra Men’s Restroom to a Storage Room is nearing completion.  The Board approved the conversion to allow the Association to store our vital records in an environment that will protect them from moisture and heat.

New Mailboxes for the many Clubs of Banyan Springs were purchased and installed by in the south wing of the Clubhouse by our staff.  Extra keys will be made by the end of this week to distribute to Club Officers.

We received the 20 additional chairs for the pool are and are expecting the 4 new umbrellas to be delivered within the next week or so. 

Management is still awaiting proposals to install Flow Meters on pumps and wells of the irrigation system, which must be installed before our water permit is renewed for another 5 years.  The South Florida Water District is requiring that all ground water users have an accurate method of measuring water usage. When the proposals are in, management will present them to the Board for consideration.
