                                            MANAGEMENT UPDATE
                                                    AUGUST 21, 2008

Papico Construction has completed framing and pouring concrete for the Shuffleboard Courts.  Papico will pour the relocated concrete sidewalk tomorrow, weather permitting, and will return to paint and mark the courts in a couple of weeks when the concrete has cured.  The courts will be ready for play in early September.  In addition, Papico Construction is scheduled to begin resurfacing Tennis Courts 4 & 5, the week of September 8th, as previously approved by the Board.

Pro Fitness, Inc. serviced the Precor Elliptical Machine and repaired one of the Recumbent Bikes in the Fitness Center.  There was no charge for the Elliptical service and a charge of $127.80 to repair the bike.

Carefree Pool Service replaced a worn seal on the motor of one of the Japanese Hot Tubs at a cost of $197.03.

Our staff worked diligently to repair the Tennis Court Fence, Wind Screens and replace clay that had blown off the courts due to a freak thunderstorm that occurred on Saturday, August 9th. The Courts were closed for 3 days.  Also, we have also had to do some minor repair to the Wind Screens and are having to add more clay to the Tennis Courts as a result of Tropical Storm Fay.  We will be adding clay today and we have additional clay delivered tomorrow morning.  All courts should be ready in time for the weekend.

Our staff has continued to complete summer projects such as painting all curbs and traffic markings in the community and recently completed painting the Men’s and Women’s Restrooms by the Pool, touch up painting in various locations, and finished painting the Bridge on Pine Drive.

Management has begun preliminary work on both the 2009 P.O.A. Budget as well as for the budgets for each Associations.  Over the next month or so, I will be meeting with members of each Board to review this year’s budget and projections for 2009.

Don Brady of R.V. Johnson Insurance Agency met with some Officers of the P.O.A. Board last Wednesday, concerning an opportunity to change our property insurance from Citizens Insurance over to American Coastal Insurance Company. The chance to get out of Citizens and into coverage by a private company offers many advantages, including a reduction in property insurance costs.  Subsequently, representatives from each Association were contacted and signed on to make the change, prior to the storm.  On Friday, all property insurance was switched to American Coastal Insurance Company and further details will be forthcoming.
