JAV Multiservice, completed the updating of the Beauty
Salon on July 22nd. The
project consisted of replacing the old equipment and furniture, extending a wall
to separate the Salon from the
Fitness
Center
entrance, as well as installing tile flooring and new wiring. The
total cost of the project was $22,756.14. The
additional cost of the project was due to bringing the Beauty Salon up to code
for the electrical wiring and other issues, which was discovered after the
existing walls and cabinets were removed.
Last month, TEM Systems Inc., completed repairs to damages from lightning to the
gate at the bridge, the gate at the Cabana and at the Military Trail Gate.
Replacement of the damaged electronic equipment and other related repairs
totaled $5,689.18.
Relating to this problem, TEM Systems installed additional surge protection in
the equipment, and management has been investigating installation of lightning
rods to further protect the electronic equipment in the guardhouses at both
entrances.
In July, it was discovered that the outside wall of the women’s outdoor shower
was rotted out and was coming apart from the roof and building.
After consulting with S.P.M. Inc., the decision has been make to rebuild
the wall with the same material as originally constructed, with an estimated
cost of $3,000.00.
Al Hoffer’s Pest Protection Services were in the community on July 22nd
and 23rd to complete Fertilization of the property as per our annual
contract with them.
Crown Seamless Gutters installed gutters and downspouts on the west side of the
Fitness
Center
Building
and small roof over the breezeway on Tuesday, July 25th. The installation of
the gutters will divert the rainwater away from the entrances to the Beauty
Salon and
Fitness
Center
, which have been prone to flooding during heavy thundershowers. The cost of the
project was $960.
A couple of problems with refrigeration equipment resulted in replacing the
refrigerator in the Café’s storage area and replacing the compressor on the
freezer in the Catering Kitchen. The
P.O.A. purchased a Traulsen Refrigerator from Anchor Restaurant Supply at a cost
of $2,678.48 and had Atlantic Refrigeration replace the compressor on the
freezer at a cost of $1,072.30.
Don Brady of R.V.Johnson Insurance Agency was here last Tuesday to discuss the
renewal of our property insurance policy with American Coastal Insurance
Company. The new policy totaled
$344,988.00, with the P.O.A.’s portion totaling $26,971.
The total property insurance cost was reduced by almost $55,000.00 less
than last year’s policy.
Creative Etchings of the Palm Beaches were here on Monday, August 6th,
to etch the doors to the Beauty Salon and
Fitness
Center
for a cost of $300.00.
Sometime last weekend, the tree on the Banyan Springs sign at the entrance was
stolen. We are currently getting
prices to replace the missing tree.
Yesterday, our maintenance staff completed constructing the sidewalk and
concrete pad as a part of the new Picnic Area.
Florida Public Utilities will be delivering the new grills on August 18th
and we will call Boucher’s Gas Service to come and install them on the pad.
In addition, we have ordered and are awaiting delivery of the picnic
tables and umbrellas, which should be in by the end of the month.
Tennis Courts 1, 6 and 7 are scheduled to be resurfaced this year and Papico
Construction has provided the proposal for the project, which will be presented
to the Board later in this meeting. The
courts will be resurfaced the week of September 14th and will take a
week to complete.
Gold Coast Surfaces, Inc. is scheduled to clean, repair and seal all cracks on
the pool deck in September. The work
will take approximately two days or so to complete and will necessitate closing
the pool area. No firm date is set
for the project, but as soon as it is confirmed, we will post signs around the
Clubhouse and also a notice on Channel 63
