                                                         MANAGEMENT UPDATE

Gold Coast Surfaces completed the Pool Deck Resurfacing Project on Wednesday, August 1st and the pool opened on Saturday the 4th.  Although the project took a little longer than expected, the new surface is cooler on the feet, non-slip and so much more attractive than the original deck.

S.P.M. is progressing with the Wood Deck Replacement Project.  New stringers and rail support beams have been installed on the bridge and the concrete pilings and stringers have been installed to support the deck.  S.P.M. will be installing the Timbertech deck boards and railings on the bridge then begin installing them on the sun deck.  When this project is complete, the entire pool area will be a showplace for the community, increase the value of the common elements as well as more cost effective to maintain.

Some of the preliminary work on the Natural Gas Conversion Project has been completed by Boucher’s Gas Company in preparation for the conversion from propane to natural gas.  New gas lines have been installed for the generator, pool heaters and other appliances that will be converted to natural gas.  Other modifications will be done around the time when the supply lines have been installed and the actual conversion will take place.  Meanwhile, we have received confirmation from Florida Public Utilities, that the installation of the natural gas supply lines will begin this week.  The timetable for completion of the conversion is sometime in late August or Early September.

The Wireless Network Project is also underway, with the installation of some of the required equipment being installed and tested.  Epic Wireless Corporation, along with other cooperating third parties are working to facilitate the installation of the nodes and other infrastructure that will be needed to complete the project.  Management, along with the Committee responsible for this project will keep the community up to date as the project progresses.

T.E.M. Systems has ordered all of the necessary equipment for the Security Access System that will be installed and implemented this fall.  Some of the work on this project, like electrical and cabling will be done prior to the actual installation of the system and the Board along with management are in the planning stages for the distribution and other considerations for the actual conversion to the new Proximity Card Access.  We expect the majority of the system to be ready to go by the end of September.

Management is receiving bids on the installation of Flow Meters at 11 Pump and 1 Well Station in Banyan Springs, as a result of new requirements set forth by the South Florida Water Management District for renewal of the Association’s water permit.  Water permits are issued every 5 years and the District requirements have become more stringent than in the past, such as the requirement for accurate water usage tabulation.  When we receive the proposals, management will present to the Board for consideration.

Thompson & Thompson Fencing replaced a 52’ section of chain link fence just beyond the corner of Military Trail and Cedar Point Blvd., which was knocked down sometime on July 27th.  The repair cost $950 and was completed on Tuesday July 31st.
