Al Hoffer’s Pest Protection Services was in the community July 20th & July 21st for fertilization of the lawns, as per our annual contract.

TEM Systems completed their semi annual inspection and servicing of the gate equipment on Tuesday July 27th, as part of our service agreement with them.  The service involves lubrication and adjustments to all mechanical components of the system

The Clubhouse Flooring Project was completed On Wednesday, July 28th and the new baseboards were installed by Joe Castellano of DBK Industries on Thursday, July 29th.  The Clubhouse reopened on Friday, July 30th, much to the delight of our residents, many of whom have commented favorably on the new tile floor.  The total cost of the Clubhouse Flooring Project totaled $35,125., as additional work was discovered after removal of the Mexican tile, which required installation of fabric membrane to cover cracks in the concrete floor. Installation of the new wood baseboard totaled $1,464 and removal of the two concrete walls and concrete in the Café by JJC Construction cost $3,100.  We again, want to thank our residents for their patience and understanding during this major project.

The POA has submitted the executed Utility Easement to the Attorneys for the City of Boynton Beach and are eagerly awaiting the payment of $20,000 from the City of Boynton Beach Utilities Department for the Utility Easement that was approved by the Board on Thursday, July 1st.

Management submitted a claim with the POA insurance for damage to the gate arm mechanism at the Main Gate during the overnight hours of June 20th.  The cost of repair was $3,282.21 and we received information that the claim is being processed and we should receive a check for $2,282.21, less the deductible of $1,000.00 from our insurance company.  In addition, Management is processing a claim of damages to the insurance company of a driver that damaged a portion of fence and some landscaping near the corner of Military Trail and Cedar Point Blvd.   Management will keep the Board informed on both of these matters.

Geoff Pugh of Pugh Pools & Spas has informed us that he has received the approved engineering plans from Palm Beach County Health Department for the installation of collector tanks for the Japanese Hot Tubs and the Cabana Club Spa. The project is scheduled to begin on Monday August 16th on the Japanese Hot Tubs and will progress to the Cabana Spa.  The entire project should be completed in approximately two weeks. Closings will be posted around Clubhouse and will be posted on Channel 63.

 
The Cabinets for the kitchen in the Center that were approved at the last Workshop Meeting have been ordered and will be installed by our staff as soon as they are delivered.
 
Meanwhile, our staff continues working in the Clubhouse and around the common areas with a number of small projects, such as painting walls, doors or trim and other summertime projects that are easily done while our seasonal residents are away.
