                                                MANAGEMENT UPDATE
                                              THURSDAY, JULY 26, 2007

 The Pool Deck Resurfacing Project is running a little behind schedule as the deck required extensive sandblasting to prepare for the new surface.  Gold Coast Surfaces pressure washed the deck along with cutting out and refilling cracked areas of the pool deck.  They are in the process of applying the bonding agents to the concrete before applying the textured surface to the deck. Barring inclement weather, the project should be completed and the pool will be opened next week.

S.P.M. is progressing with the Wood Deck Replacement Project.  New stringers and rail support beams have been installed on the bridge and the concrete pilings that will support the new deck are being put in the ground.  The next step will be installing new stringers on the pilings, then the new composite decking will be installed on the bridge and deck.

Carl’s Pool Service installed a new vacuum line for the pool at a costs of $2400.  This problem was discovered on Monday, July 16th and it was decided that the new line needed to be installed before the new surface was completed.

Boucher’s Gas Company was on property last week to install additional gas lines prior to the installation of the Natural Gas Conversion Project.  As for the actual installation of the natural gas lines, Florida Public Utilities contacted management last week to inform us that are planning to be in the community for the installation of the natural gas supply lines in Banyan Springs.  The work on the supply line that will cross Boynton Beach Blvd at the entrance of the property, along with the Regulator Station that will be installed at the front of the community has been delayed.  Although, the original target date for completion was expected to be sometime in July, F.P.U. is now informing us that the conversion will be complete no later than the end of September.

Able Plumbing completed the repair of the root clogged drain line that services the Fitness Center Building.  The cost of this project was $1,450 and will eliminate the need to periodically have the drains cleaned on a regular basis.

On Thursday, July 19, the Violations Committee was called into session to consider a violation of a motorcycle and pick up truck being parked overnight by guests of an owner in Lakeside condo #6.  The committee voted unanimously that the infraction was indeed a violation due to the owner failing to have the vehicles removed after being notified repeatedly and to levy a fine for the maximum of $1000. 

On Friday, July 13th, The P.O.A. signed the contract with Epic Wireless Corporation for the Wireless Network and Security System for Banyan Springs.  Bob Dow, Al Kadin and Management will be meeting with F.D.N. and A.T & T at 11:00 a.m., to discuss the location of where the provider line will come into the Clubhouse.  Further details will be released as they become available.




Also on Friday, the 13th, the contract between T.E.M. Systems Inc., and Banyan Springs was signed for the new Proximity Card Access System.  During the next month, some preliminary preparation for the system will be completed with the scheduled implementation date most likely in October.  Management will keep the Board, as well as our residents up to date on this project.

Management will be meeting with Sullivan Electric & Pump later today to get additional information on the requirements for the pumps and wells in order to complete our recent application with South Florida Water Management District for renewal of the Association’s water permit.  Water permits are issued every 5 years and the District requirements are more stringent than in years past with the current water situation.

The South Florida Water Management District has lowered the water restriction from Phase 3 to Phase 2, which means all areas of the community will be irrigated twice a week.
