                                                          MANAGEMENT UPDATE
                                                                  JULY 24, 2008

Al Hoffer’s Pest Protection Services was on property on Monday and Tuesday for our scheduled fertilization of the community as per our annual contract.

Papico Construction has begun construction of the Shuffleboard Courts, which were approved by the Board at the last Workshop Meeting.  Construction will continue with the courts being playable by September.

Epic Wireless Corporation has installed two additional cameras, overlooking the Maintenance Shed Area and the Pool Area for added security.  The cost was $2,908.00 and was funded from Reserves as part of the Security Upgrade Project.

Pro Fitness, Inc. completed needed maintenance on three Treadmills in the Fitness Center which were covered by warranty, with the exception of labor costs.  In addition, they upgraded and replaced some worn parts on the Precor elliptical machine, all for under $1000.00.

Carl’s Pool Service replaced the circulation pumps at the Main Spa and the Spa behind Fitness Center, which both had bearings that were worn out.  Cost of replacement for the Main Spa was $463.26 and the other pump was covered by warranty.

TEM Systems Inc. replaced the front panel door on the Call Box at the front entrance, which was damaged by a guest vehicle back in June.  The cost of the repair was $905.52 and unfortunately, we were unable to identify the driver or the resident that he was visiting, due to the vehicle not being properly registered in the State of Florida

Gold Coast Surfaces, Inc., completed repairs of a few cracks and seams on the Pool deck on Thursday, June 27th.  The work was completed over a two day period and was covered by warranty.

Domenico’s Nursery & Landscaping completed mulching around the Clubhouse, Pool and other areas, and installed new hedges around the sign at the front entrance.

Management has filed a claim with All State Insurance for property damage to the fence and hedges at the corner of Military trail and Boynton Beach Blvd. from an auto accident that occurred in June.  As soon as the claim is resolved, repairs will be made to the fence and new hedges will be planted at the location.

Our staff has also been busy this summer and among the projects that they have completed include; painting the walls and ceilings, refurbishing the light fixtures and installing a new rubber mat on the floors in the Men’s and Women’s Outdoor Shower Rooms. Other projects included painting the brick area under the drive through at the Clubhouse and painting the Men’s and Women’s Poolside Restrooms.  Upcoming projects will include painting the bridge on Pine Drive and the bridge between the Clubhouse and Kinswood Road.
