JAV Multiservice, is on schedule with the renovation of the Beauty Salon and
this week, all furniture and cabinets were removed in preparation of installing
remaining floor tile, modifying plumbing for the new sinks, painting the walls
and installing the new salon furniture. The project should be completed in
plenty of time for when the Beauty Salon reopens on July 23rd.
In addition, all of the salon furniture has been delivered or picked up
and is ready to be installed as needed. Thanks
to Joel Brusso for all of the time he devoted to find quality furniture at a
great price.
JAV Multiservice, installed the same ceramic tile as used in the Beauty Salon
for the Fitness Center entrance and hallway to replace the carpet that was
removed due to heavy rain and flooding on May 23rd.
The cost of the additional tile and labor totaled $825.00.
TEM Systems, Inc. has been called a number of times during June and the early
part of July, due to frequent thunderstorms, which have caused a number of
problems with the electronic components of the community’s access system. The
Card Reader at the bridge suffered damage a couple of weeks ago, the gate
detector was damaged last week and a storm on Sunday evening caused damage to
two circuit boards inside the guardhouse at the Military Trail Gate.
TEM will be out today to install a circuit board for the motor mechanism
to complete the repairs to the rear entrance gate. In addition, TEM has also
added heavy duty surge protection devices at both entrances to the community in
order to further protect our equipment.
The POA is planning to install Lightning Rods at both of our Guard Houses in
order to further protect wireless security and access equipment stored in these
areas. We are currently pricing the
costs and plan to install them in-house. As
we all know, Florida is known as the lightning capital of the world.
Carl’s Pool Service will be out today to repair the blower motor for the spa
at the Cabana Pool. Unfortunately,
they had to wait on a part to complete the repair.
Management is looking at prices for replacing the mailbox at the front of the
Clubhouse with a locking mailbox that features security for incoming and
outgoing mail. Upon choosing a
particular mailbox, we will be required to get approval from the local
Postmaster before purchasing. This
will remedy the problem of mail being left in the mailbox over the weekend.
Vice President Robert Dow, along with management has been working on gathering
prices for a Picnic Area on the southeast side of the Center near the lake.
All of the information is in and Mr. Dow will present the proposal to the
Board for approval later in this meeting.
Over the last month, our staff has been quite busy involved with minor repairs,
painting and other tasks that we are unable to do during season, as well as
assorted jobs in the individual Condominium Associations.
Beginning in August, management will be starting preliminary work on proposed
2010 Budgets for the POA and Condominium Associations.
Most of the work involves gathering information of expenditures from six
months of 2009 and also contacting vendors on cost projections for services in
the next year. In September, I will
be setting up appointments with members of each Board to work on the 2010
Budgets.
