                                         MANAGEMENT UPDATE
                                                   JUNE 19, 2008

Delray Awning Company completed installing new canvas canopies on the Tennis Court Shelters Wednesday, June18th.  In addition, the project consisted of replacing two frames that were beyond repair, as well as sanding, priming and painting the remaining frames, which should be completed today, weather permitting.

Yesterday, Domenico’s Nursery & Landscaping began work on landscaping improvements in various areas in the community.  The project includes mulching around the Clubhouse, Pool and other locations, installing new plants or hedges in selected locations including around the Regulator Station and at the sign at the entrance into Banyan Springs.

Boucher Gas Company replaced the Spa Heater at the Cabana Club for a cost of $2502.75, which includes installation, sales tax and the removal of the old heater.  The old heater’s heat exchanger was corroded and leaking causing us to have to constantly light the Spa.  

Lazaar International, returned on Friday, June 14th to steam the stage curtains in the Center to remove some wrinkles that remained after they were cleaned.   There was no charge for this service.

Epic Wireless Corporation has ordered two additional cameras and other equipment that will be installed to monitor the pool and maintenance shed areas.

Pro Fitness, Inc., will be on property next week to perform maintenance on three Treadmills.  The replacement parts are covered by warranty, but labor is not included.  In addition, we have contacted our electrical contractor, Air Ref Electric, to inspect the electrical outlets in the Fitness Center, as Pro Fitness has recommended that each machine has a dedicated outlet due to the current that they pull.

Gold Coast Surfaces, Inc., will be on site on Thursday, June 26th to begin repairs on the Pool Deck.  They will be repairing some cracks and seams on the deck which are covered by their warranty.  The work should be completed by Friday, June 27th, weather permitting.

Atlantic Refrigeration was called to check on the Ice Machine in the Caterer’s Kitchen.  Repairs were made which were covered by our maintenance agreement.

The office will be closed on Friday, July 4th for Independence Day.  If you have guest coming for the weekend, please stop by the office to pick up a guest card for a $50.00 Dollar deposit.
