                                             MANAGEMENT UPDATE

THURSDAY, MAY 13, 2010

Boucher’s Gas Service replaced the Spa Heater at the Cabana Club on Wednesday, May 5th, which was leaking.  The cost for the new heater was $2,502.75 including removal of the old heater.

Yates & Associates completed preliminary drawings of the Fitness Center Building to better give the Board information on the possibilities to improve and enlarge the Fitness Center .  The Board will be consulting with Kelly Yates to determine the costs of the modifications to building, so the Board can plan to fund this project.

Maintenance on the waterfall in front of the Clubhouse was completed on Monday, May 10th, with Raider Rooter removing the debris and muck at a cost of $563.00.

On Wednesday, May 12th, Fineline Electric completed installing the electrical wiring, junction boxes and fans at the Rear Sun Deck.  In addition, CJ’s Portable Welding completed fabricating the two handrails and installed them at the Rear Sun Deck yesterday.

Hoffer Pest Protection Services was in the community yesterday and will be here today to finish treating the property for insects as part of our total lawn care program.

Yesterday, Geoff Pugh, of Pugh Pools & Spas, was here along with an engineer to finalize the engineering plans for the modification of the Japanese Hot Tubs and the Spa at the Cabana Pool.  The plan will be drawn and submitted to the Palm Beach County Health Department for approval which could take up to 30 days and the tentative schedule to begin the project will be in late June.  The project will cost $40,600.00 and will include applying a textured non-slip surface for the Japanese Hot Tub Area, as well as the installation of collector tanks.

Our staff has been painting the curbs, parking stops and traffic markings on the common areas.  Over the summer the staff will be involved in a number of projects, such as painting the Pool Deck at the Cabana Club and other improvements that can be done in- house.

In late June our staff will begin preliminary work on removal of the planters in the Clubhouse Lobby and other preparation for the start date of the Flooring Project.  Mario Ferrazoli & Son’s will begin removal of the Mexican Tile on Friday, July 9th.  The Clubhouse will be closed on that day and will remain closed for at least one week, due to the air conditioning system being shut down.  As soon as the removal phase is complete, some of the areas will be reopened during the installation of the tile.  The entire project could take three weeks to complete, but the Pool and Fitness Center Building will remain open for use and the office will remain operational during the project.

Florida Power & Light will be scheduling a date within the next few weeks to install the equipment for the POA to enroll in FPL’s On Call Program.  This program will automatically save the Association a guaranteed $1,680.00 annually off our electric bill just for enrolling, and should not affect any of the activities that take place at our facilities.

The Landscaping Committee has announced that Domenico’s Nursery & Landscaping will be here Monday, May 17th to remove the dying impatiens, old mulch and dead plants, and then install new plants, mulch and some sod around the Clubhouse and other common areas.  The cost of the project will be $6,071.50, including the planting of a Bismarck Palm, which will replace the two dead coconut trees that were removed at the south island on Cedar Point Blvd.

The auditors from Lamn, Krielow, Dytrych & Company have informed us that the final draft of the 2009 Financial Statement should be completed by the last week in May, and ready for distribution shortly thereafter.  As mentioned previously, notification of its availability will be made around the Clubhouse and on Channel 63.

Respectfully submitted,
