The Annual Tree Trimming Project was completed on Tuesday, April 27th.  Frames Tree Service, once again did an outstanding job and actually ended up removing more dead or dying trees than were on the original list at an additional cost of $1,650.00.

TruGreen Landcare, trimmed, thinned or cut down large limbs of 50 areca palms in the Patio Villas that were overgrown or hanging over the units. The cost of the job was $2,450.00.

Yates & Associates, completed a preliminary as-built drawing of the Fitness Center Building to better give the Board information on the possibilities to improve and enlarge the Fitness Center .  The Board is awaiting a detailed drawing that will help determine the actual scope and cost estimates for the project, which could be done next year.

The contract for the flooring upgrade in the Clubhouse with Mario Ferazzoli & Son, to remove the Mexican tile and install Porcelain tile was signed on Monday, April 12th.  The POA paid the deposit to order the tile and finalized the starting date, as well as other plans for the project.  Although, some preliminary work by our staff will be done prior to the start date, the Clubhouse will be closed beginning on Friday, July 9th and will remain closed for at least one week.  This will include the Café, Card Rooms, Activity Rooms and the Banyan Room, as the air conditioning will be off during the removal process.  As soon as this phase is complete, some of the areas will be reopened after the installation of the tile.  The entire project could take three weeks to complete, but the Pool and Fitness Center Building will remain open for use and the office will remain operational during the project. 

Management has received further information on the cost of modifications to the Japanese Hot Tubs and the Spa at the Cabana Pool, which will comply with the new mandate by the Florida Department of Health by July of 2011.  As previously mentioned to the Board, the installation of collector tanks must be installed for both of these areas.  Information from various sources indicates a cost of $48,000.00 to $50,000.00 to complete the needed upgrades and the Board will be looking at various options for funding before making the decision to proceed.  Pugh Pools, Inc. has submitted proposals to do modifications to the Spa at the Cabana and options for modifying the Japanese Hot Tubs, which will be discussed later at this meeting.

Management and the Board are still gathering information on the cost to improve and clean up the Cabana Club.  Some items like staining the pool deck can be done in-house at a very low cost, while others will have to be done by professionals.  We are hopeful that at least some of the improvements can be completed this summer.

The Recording of the Certificate of Amendment to the Declaration, Article 7.3, has been completed.  This is the Amendment that was approved by two thirds of the membership, which allows members of the Board to serve three year terms.  Robert Dow, Harry Sassower and Mel Teitzman, will all serve for three years, as they received the highest number of votes in the 2010 Election.  In 2011, three of five candidates will serve for three years, with two serving for one year, and then in 2012, all three elected members will serve for three years.

A recent Florida Power & Light Energy Survey was conducted for the Clubhouse and the Center of the POA.  Management, along with executive members of the Board made the decision to enroll in FPL’s On Call Program, which will save us $1,680.00 per year on our electric bill.  FPL will be contacting us within the next few weeks to install the equipment for this program.

Al Hoffer’s Pest Protection Services were here last week to spray for weeds and to fertilize the lawns in the entire community.

The Landscaping Committee has informed Management that in a couple of weeks the impatiens in the flower beds will be removed and shortly thereafter replaced with flowers or plants to keep these areas looking great.

Lamn, Krielow Dytrych & Company, the firm that has been conducting the 2009 audit, should have the 2010 Financial Statement ready for distribution within the next few weeks.  At that time, we will notify all unit owners, when it is available at the office.
