MANAGEMENT UPDATE
WEDNESDAY, APRIL 7, 2010
= = = = = = = = = = = = = = = = = =
Fineline Electric is here today installing the street light poles on
Hickorywood Place
,
Laurelwood Place
and
Shadywood Place
. The poles should be set today and the lights
should be functional by Thursday.
The Annual Tree Trimming Project is moving along with the thinning of trees and
trimming of palms in Patio Villas and will continue to move throughout the
community. If you think that the trimmers may have missed a tree, please call
the office and we’ll check it out. After
the trimming is completed, Frames will be removing all dead or dying trees and
grinding stumps. The project should be completed within the next two weeks,
weather permitting.
Jasmine Brooks, the auditor from Lamn, Krielow, Dytrych & Company was here
yesterday to meet and review records for the 2009 Financial Statement with some
members of the Board and Management. We
anticipate that the audit will be available shortly and be made available to all
interested members of Banyan Springs at the office.
Al Hoffer’s Pest Protection Services is scheduled for a fertilization
treatment of the lawns for later this month as a part of our annual contract.
TruGreen Landcare will be meeting with Management tomorrow to schedule work on
50 overgrown areca palms in the Patio Villas community.
The project will consist of removal of limbs and stalks leaning over the
units and thinning them down to inhibit the possibility of rodents and other
wildlife from using them as a habitat. This
action has been requested by the Landscaping Committee, and will probably begin
sometime next week and be funded out of the Landscaping Improvements portion of
the Budget.
Management continues to gather information and is awaiting proposals for
installing collector tanks at the Cabana Club Spa and the Japanese Hot Tubs.
The changes, mandated by State and the County, require that all spas and
hot tubs built prior to 1993, be retrofitted with collector tanks and Banyan
Springs will be required to have this completed by July of 2011.
As soon as we have more information, Management will update the Board as
we prepare for this expense, hopefully to be funded in the 2011 POA Budget.
Respectfully submitted,
Rick Leach, L.C.A.M.
