Sunstate Cleaning Systems chemically cleaned the sidewalks at Cedar Point Blvd., Mangrove Drive, Cedar Lake Drive and Rosehill Drive on January 21st and 22nd.  The cost of this project was $4,200.00 and was long overdue to be done.

On January, 28th, CJ’s Portable Welding repaired the track on the resident’s gate at the main entrance, which had lifted up from the roadway and was extremely noisy.  The cost of the repair was $1,597.50 and was considerably less than if we used a sub contractor of TEM Systems.

Thompson & Thompson Fencing repaired a breech on the bottom of the perimeter fence at the corner of Boynton Beach Blvd and Military Trail.  Cost of repair totaled $275.00 and was completed on Friday, January 28th.

Over the last month, a number of vehicles were entered, vandalized and one vehicle was stolen overnight.  In most of these cases, the vehicles were left unlocked, which allowed persons to rummage through the vehicles.  Please remember to always lock your vehicle and if you see any suspicious activity, please call 911 immediately.

The Board approved a proposal to install additional street lights on Hickorywood Place , Laurelwood Place and Shadywood Place at the last Workshop Meeting.  Fineline Corporation was awarded the contract at a total cost of $6,533.65.  The light poles have been ordered and will take four to six weeks to be delivered prior to their installation.

JJC Construction completed pouring the new sidewalk and stairs to the Rear Sun Deck on Tuesday, February 16th.  The cost of this phase of the project totaled $2,060.00.  We will wait approximately one week for the concrete to cure before beginning the work to install stair rails and the fence gate.  CJ’s Portable Welding along with Thompson and Thompson Fencing will be completing the project.  The total cost for this improvement including the concrete work totals $4,577.00

Watermasters of Palm Beach, is expecting to deliver and install the new water fountain in the hallway of the Clubhouse.  The inclement weather in the northeast has delayed shipment of the fountain, but Watermasters has assured me that it will be installed by the end of this week.  The cost of the fountain including installation is $1,021.00

Raider Rooter was called out yesterday to snake and clear obstructions in the drain lines of the restrooms adjacent to the Fitness Center and Showers at a charge of $179.00.

This afternoon, the Board of Directors along with the President’s Council met with Don Brady of R.V. Johnson Insurance Agency to go over the insurance policies of 2010.  The Liability Policy has continued to decrease over the last few years and the Property Insurance cost is remaining the same as last year.  The new policies renewal date is February 22nd.

A recent inspection by the Palm Beach County Fire Inspector has mandated that the POA relocate one existing fire sprinkler head on the stage in front of the retractable screen and also perform a 5 year inspection of the fire sprinkler systems to inspect the interior of the sprinkler pipe for obstructions or corrosion.  DiLo Fire Sprinkler Installations, Inc.will perform the work at a cost of $1,095.00, which will be done within the next week.

The CPA’s at Lamn, Krielow, Dytrych and Company are currently finishing the 2009 Financial Statement and will be submitting a draft to the POA in the next couple of weeks.  Once approved by the Board, it will be made available to all interested members of Banyan Springs, and we will be posting its availability on notices around the Clubhouse, as well as on Channel 63.

Respectfully submitted,
