                                                      MANAGEMENT UPDATE

Sunstate Cleaning Systems chemically cleaned the sidewalks at Cedar Point Blvd. , Mangrove Drive , Cedar Lake Drive and Rosehill Drive on January 21st and 22nd.  The cost of this project was $4,200.00 and was long overdue to be done.

On January, 28th, CJ’s Portable Welding repaired the track on the resident’s gate at the main entrance, which had lifted up from the roadway and was extremely noisy.  The cost of the repair was $1,597.50.

Thompson & Thompson Fencing repaired a breech on the bottom of the perimeter fence at the corner of Boynton Beach Blvd and Military Trail.  Cost of repair totaled $275.00 and was completed on Friday, January 22nd.

Over the last month, a number of vehicles were entered, vandalized and one vehicle was stolen overnight.  In most of these cases, the vehicles were left unlocked, which allowed persons to rummage through the vehicles.  Please remember to always lock your vehicle and if you see any suspicious activity, please call 911 immediately.

The staff repaired textured and painted areas of the interior walls of The Center, which were damaged over the last couple of years.  In addition, our staff painted some of our signs at the main entrance of the community, as well as other areas in the Clubhouse.

Management has received two proposals to install additional street lighting on Hickorywood Place , Laurelwood Place and Shadywood Place to better illuminate these dark areas.  Over the years, the Board has tried to incrementally add street lighting each year and is looking to do the same this year, thus will discuss this matter later in the meeting.

Management has ordered a new drinking fountain from Watermasters of Palm Beach, Inc. to replace the fountain in the hallway of the Clubhouse. Unfortunately, we were unable to get the old one repaired and since they no longer make a model the size of the old fountain, our staff had to make some alterations in order to place a new model in that location.  The cost of the fountain is $1,087.37, which includes installation.  We expect it to be installed early next week.

The General Meeting of the Banyan Springs Board of Directors is scheduled for next Wednesday, February 17, 2010 at 7:30pm in the Center.

The office will be closed on Monday, February 15, 2010 for Presidents Day.  If you have guests coming in for the holiday weekend and need an extra access fob for them to use, please stop by the office tomorrow and you can rent one for a $50.00 deposit.
